One topic on my mind today was high humidity in homes and commercial buildings. A lot of the problems can be solved with the proper air conditioning system that is NOT OVER SIZED. Over sizing of a air conditioning results in a cold room but with high humidity. What damage can that humidity do? Besides for being uncomfortable and bad orders it can allow mold to grow which can be very expensive to clean up.

Before any air conditioning system is installed it should be sized using a manual J sheet. This is the industrial standard for calculating what the heat load for a home or business. This will help in preventing over sizing or under sizing of the system installed.

Over the last decade the new technology of modulating units has helped dramatically with moisture removal. The Major manufacturers all have a modulating split system's. Foremost in this technology is the Mitsubishi Brand of Air Conditioners. Modulation units allow for the system to deliver only the cooling you need. They will run longer then standard systems. Having longer run times will allow for more moisture being removed. This also lowers your electrical use.

Over the last few weeks we have seen quite a few water leaks due to the high humidity. More then not these are due to lack of maintenance on the systems. Another reason for leaks is a improper installation. When a system is installed in the attic or in the basement it should have Safety floats installed on the blower drain pan and another in the auxiliary drain pan under the unit. These floats should shut the system down when water is in danger of overflowing the drain pan. Drain pans should be installed under the unit whether in the attic or in the basement sitting on the floor..............Bill Stokes
