Not every upgrade carries the same value for every homeowner.

When you’re deciding where to put more of your budget, start with one question: How will we actually live in this home?

Someone who loves to cook may prioritize cabinetry and appliances. A family that spends every weekend outside may put more into a porch or outdoor living space. Someone building their forever home may prioritize accessibility, storage or the primary bath.

Before deciding where to upgrade, ask yourself:

• Will we use it every day?
• Would it be difficult or expensive to change later?
• Could we easily upgrade it down the road?
• Does it improve how our family actually uses the home?

A custom home doesn’t mean upgrading everything. It means putting your budget toward the things that matter most to you.

There’s a point in every build when what’s been on paper starts becoming something you can actually walk through.

Walls and finishes may still be a ways off, but the shape is there. You can begin to see the rooflines, openings, scale and spaces that will eventually become home.

This stage may be a little raw, but it’s one of our favorites to watch come together.

When planning a new home, square footage is only part of the budget conversation.

Two homes with the exact same floor plan can finish at very different price points depending on the selections made along the way.

Cabinetry, countertops, flooring, tile, lighting, plumbing fixtures, appliances and hardware can all range from practical to premium, and those individual choices add up.

Before you build, start thinking about the level of finishes you expect in your home. You don’t have to have every faucet and cabinet pull picked out on day one, but knowing where you fall on that spectrum can help create a much more realistic budget from the beginning.

Planning ahead now can mean fewer surprises later.

Sometimes the finishing touches arrive before they're in their final place. This soaking tub is currently in the primary bedroom, waiting to be moved into the bathroom, and we couldn't resist sharing a behind-the-scenes look.

Before homes are built, memories are made, or evenings are spent overlooking the water, it all begins with a vision and a piece of land full of potential.

This newly completed pond and dock mark the first chapter of an exciting project, and we're looking forward to watching it continue to take shape over time.
