How do you spot a remodeler you can trust?

Erik's answer: look at the crew. We use the same people. The same plumber, the same guy who does our cabinets. That's how you build trust.

So before you hire anyone, ask: How long has your crew been together? Do you use the same subs each time? Who's on site day to day? What happens when you find a problem? How do you handle change orders?

Why it matters: the guys get paid consistently, so they show up. They know what they're doing because they've done it over and over. A crew that stays together is a crew you can trust, and that's built over years, not promised in a pitch.

What does "energy efficient" actually mean?

Erik puts it simply: think of being in bed with a big blanket over you. Good insulation makes the house tight, warm, and cool.

Spray foam seals the whole envelope. It runs about 3x the cost of traditional insulation, but the energy savings tend to pay it back within a couple of years.

The part nobody mentions: a house sealed completely runs a greater risk of mold, because a house has to breathe. So the DFW answer depends on your setup. All electric? Foam the whole envelope. Have gas or propane? Foam the walls, blow in the ceiling. Either way, plan for ventilation.

What's hiding behind your walls?

When you build a house, you have the plan. When you remodel one, you take it apart to see the plan someone else made, and you don't know the quality until it's open.

What we find: mold, termites, air leaks, a leaky pipe, a handyman's shortcut. Probably half the time, we turn something up.

That's why a remodel carries a contingency. We demo to see what's really there, correct the hidden problems you'd never notice in the finished room, and budget for the unknown up front, so a surprise isn't a crisis.

What actually delays a remodel?

We asked Erik, and the answer is shorter than you'd think: weather and materials. When a cabinet run or a fixture is late, the whole crew waits.

The one nobody plans for is the change order. You can be days from finished, and one change means backtracking on work already done. That's time, and it's money.

Here's the habit that prevents most of it: design the whole project first, order every material up front, and stage it all before demo starts. When the materials are already here, the crew never has to stop.

Should I remodel, or should I just move?

It's the question Erik gets more than any other, so we sat him down and asked.

He starts with the part nobody argues with: remodeling is expensive. Spend a dollar on a kitchen or a bath though, and you tend to get two back.

Then he prices the other option. Taxes on the sale. Realtor fees. Closing costs. Movers. And the one people forget entirely: that low mortgage rate on the home you already own disappears the day you sell.

So you sell un-renovated and get less for it. You buy something newer that costs more. At a higher rate. Plus every line on that moving bill.

"You might as well have renovated." And kept the equity in the house you already own.
