The 10’ tall back doors are in at the house in Dayton and they look stunning. The door leading from the master to the back porch is a slide door and the door from the living space to the back porch is a double slider. The window and door package on this house was provided by Ram Windows and Doors.

We’re making some awesome progress on this monitor barn and shop project. The beams are wrapped and the craftsman gable detailing has been added. Next up for this project is the interior. It’ll be fun to see this one as it progresses. I’m in love with the stacked stone wainscoting.

We're making good progress on this 30x40x12 shop in Dayton. The building also has a lean-to patio and a 20' gable extension that will be used as a carport. All of the framing, purlins, and girts are painted black to really drive home the white and black theme on the building.

Is it cheaper to build out or up (1 story vs 2 story)?

In theory, it is more cost effective to build a two story home vs a one story home if they have the same square footage. This is because all of the living space will share the same concrete and roofing, decreasing two of your most expensive costs in building a home.

In coastal regions (like Houston), the savings may not be as high because the cost to build taller structures may require more detailed or expensive framing, which will increase the cost of the two story home and make it much more comparable to the cost of a single story home.

It's also really common to see 2-3 story structures in urban areas (cities) because you also reduce the amount of land required to build a house. Land gets to be really expensive in high demand areas like the middle of a city.

Why aren't small barndos cheaper?

A home, regardless of size, needs some basic things like a kitchen, a bathroom, and HVAC. These are often some of the most expensive components in a home. Although you save on things like like concrete, steel, drywall, and lighting, your big ticket items have a larger impact on the total build price of smaller homes.

Example:
Two different 2 bed, 2 bath homes

1000 sq ft home ($170k total)
HVAC cost - $10k (6% of total)
Bathroom cost - $15k (9% of total)
Kitchen cost - $20k (12% of total)

2000 sq ft home ($300k total)
HVAC cost - $12k (4% of total)
Bathroom cost - $15k (5% of total)
Kitchen cost - $20k (7% of total)

Total costs are similar. Bolt up have higher purchase prices but weld up have higher er****on costs.

Delivery
Weld up often have shorter lead times because they are welded on site as opposed to in a factory.

Design
Weld up are not typically engineered. Each bolt up is engineered for your specific conditions (wind, snow, etc.). Buildings inside city limits will require a engineering stamp.

Build quality
It is more difficult to get consistent welds in the field vs a factory/shop. This does not mean that weld up buildings have inferior quality, it just means that it is more difficult to get consistent welds which can impact the strength of the building.
