Excited to officially share the completion of Phase 1 at 1101 E. South River.

What started as an underutilized commercial property with significant vacancies has now been transformed into a stabilized, income-producing mixed-use asset with a blend of office and residential space.

This historic property—best known for its distinct 1950s architecture and legacy as the former Institute of Paper Chemistry—has been given a second life.

Phase 1 introduced a 15-unit micro-apartment community designed to help address the growing need for flexible, short-term housing in the Fox Cities.

I’m proud to say the units are now fully leased. And we’re just getting started.

Due to the overwhelming demand, Phase 2 is officially in planning at the adjacent building located at 1111 E. South River.

This next redevelopment will include:

• 61,500 SF renovation
• 95 total units
• Studio, 1-bedroom, and mezzanine loft-style apartments
• Demo beginning in May
• Construction starting June 2026
• Estimated $10.5M investment
• Projected completion: June 2027

We’ll also be partnering with a media production company to document the entire process—from design and proforma analysis to construction costs, projected cash flow, and the full redevelopment journey from start to finish.

Construction Update – D-BAT Green Bay ⚾️🥎

We’re getting close!

Construction on the new D-BAT Green Bay facility, located in Ashwaubenon, is nearing completion, and it’s been exciting to watch this project take shape over the past several months. We’ll be wrapping up the remaining work over the next few weeks, with the tenant planning to open in mid-April.

This new 13,700 sq. ft. training facility will provide baseball and softball players in our area with a premier place to train and develop their skills year-round.

The facility will feature:
⚾ 6 Cages
🥎 4 Machine Batting Cages
⚾ 2 Pitching Tunnels
🥎 Pro Shop
🎉 Conference & Birthday Party Room

It’s been great working with the D-BAT team to bring this facility to the Ashwaubenon community. We’re excited to see the impact it will have on local athletes and families.

🚨 Exciting News – D-BAT is Coming to Ashwaubenon! ⚾️🥎

We’re thrilled to announce the newest addition to our community—D-BAT, the premier baseball and softball training facility, is expanding into Ashwaubenon!

For over 20 years, D-BAT has helped shape the playing careers of thousands of athletes, from Little League to Major League prospects. Their mission is to provide a high-quality teaching environment with expert instruction and top-tier equipment for players at every level.

🏗️ We’re proud to be building their new 13,500 sq. ft. facility near the Ashwaubenon Sports Complex and Cornerstone Community Center. The new center will feature:

✅ Pro Shop

✅ 2 Pitching Tunnels

✅ 6 Hitting Cages

✅ 4 HitTrax Cages

✅ Conference & Birthday Party Room

Construction is scheduled to begin this August, with completion projected for Q1 2026.

🚧 Exciting Project Announcement 🚧

We’re thrilled to kick off a major redevelopment at 3500 Packerland Dr in the Village of Ashwaubenon — the former home of American Express Property Casualty. This 2-story, 145,000 SF building is about to undergo a dynamic transformation!

🔹 Phase 1 begins this June with a 60,000 SF remodel to create new spaces for:
• Destiny Church
• The Well Café
• Park Place Holdings
• Witt Construction
• OnPoint Engineering
• Acquisitions 11

This phase will also introduce a community-accessible café (The Well) and a fitness center, making it not just a workplace, but a destination.

💰 Estimated investment: $2.5 million
📅 Scheduled completion: September 2025

🔸 Phase 2 is already in planning with additional buildouts and amenities expected in Fall 2025.

Freddy's Frozen Custard & Steakburgers creates fresh, made-to-order, craveable food, served to guests with genuine hospitality in a fun, inclusive environment. We are pleased to announce our development project for them that consists of razing an existing 13,600 sqft office building and redeveloping the site to include their new 2,500 sqft prototype restaurant. Construction started in July and is scheduled to be completed in December.
