Excited to officially share the completion of Phase 1 at 1101 E. South River.
What started as an underutilized commercial property with significant vacancies has now been transformed into a stabilized, income-producing mixed-use asset with a blend of office and residential space.
This historic property—best known for its distinct 1950s architecture and legacy as the former Institute of Paper Chemistry—has been given a second life.
Phase 1 introduced a 15-unit micro-apartment community designed to help address the growing need for flexible, short-term housing in the Fox Cities.
I’m proud to say the units are now fully leased. And we’re just getting started.
Due to the overwhelming demand, Phase 2 is officially in planning at the adjacent building located at 1111 E. South River.
This next redevelopment will include:
• 61,500 SF renovation
• 95 total units
• Studio, 1-bedroom, and mezzanine loft-style apartments
• Demo beginning in May
• Construction starting June 2026
• Estimated $10.5M investment
• Projected completion: June 2027
We’ll also be partnering with a media production company to document the entire process—from design and proforma analysis to construction costs, projected cash flow, and the full redevelopment journey from start to finish.
