I have bad news.

Purchasing a remodeled home likely has hidden structural deficiencies that weren't caught during the real estate inspection period.

These deficiencies include cut or modified roof trusses, under sized load bearing members, unpermitted room additions, etc.

In order to save money and time many investors will bypass hiring a structural engineer to properly design and approve structural modifications to an existing home. And often they will bypass acquiring a building permit with the governing building department. All in order to get their investment on the market more quickly and turn a profit.

Save yourself from buying a lemon of a house which will likely cost you money and time down the road, and hire a structural engineer to perform a structural assessment of the home you're buying.

The real estate inspection and appraisal periods are the WORST times to hire a structural engineer.

Your home is likely the biggest investment you have, and to extract cash from it you will:

1. Sell it on the real estate market.

2. Take out a line of credit.

A buyer or a mortgage broker are going to back out of the closing after reading a structural engineering report with deficiencies.

Eliminate the delays in closing the deal and hire an independent structural engineer to inspect your property months in advance before you decide to sell or refinance. This way potential costly repairs can be remediated and delays eliminated before the closing date.
