At Marx Okubo, uncertainty doesn't stand a chance, and this is especially applicable when communities come together with purpose. Recently we were proud to support the incredible work of the Manna Food Center.

Several members of our team in the District of Columbia, Maryland, and Virginia area worked together to sort roughly 1200-1600 lbs. of food in support of the organization's mission to build lasting food security across the DMV region. This is about more than organizing and handing out food--it's about creating stronger, more resilient communities for the future.

Big thanks to our volunteers! Robert Phinney, Amit Desai, Abideena Dambo, Matthew O'Brien, Sara Royle Cepeda, Lisa Bazile, Jeyson Ventura, Chris Waltz, and Richard Clousing.

Are your buildings prepared for how two standards in WA state actually work together? In Washington—especially in Seattle—energy and carbon regulations are no longer a future consideration. They’re actively reshaping how buildings are operated, upgraded, and ultimately valued.

The two standards driving this shift are the statewide Clean Buildings Performance Standard (CBPS) and Seattle’s Building Emissions Performance Standard (BEPS), adding another layer of complexity to capital planning and investment decisions.

For many properties, particularly in Seattle, compliance isn’t about meeting one requirement—it’s about understanding how both standards intersect, where they differ, and how decisions made for one may or may not support the other. That creates real challenges for owners:
--Navigating different performance metrics and expectations
--Aligning timelines and compliance strategies
--Prioritizing and sequencing capital improvements to avoid redundant or misaligned upgrades

The risk isn’t just non-compliance—it’s about potentially making the wrong investments, at the wrong time, based on an incomplete picture. The earlier you understand how these standards work together, the more control you have over cost, planning, and long-term asset performance. From design to construction, due diligence operations, and long-term asset strategy, our focus is simple: align building performance with your environmental goals—while strengthening asset value.

Today and every day, our proactive, multidisciplinary teams are committed to creating smarter, more sustainable buildings.

Because meeting sustainability targets, reducing risk, and future-proofing portfolios isn’t just good for the planet, it’s critical for long-term performance.

Protecting a property’s long-term value requires anticipating and proactively managing change.

How a building is maintained over time has a direct and significant impact on its long-term value. As buildings age, systems wear down, performance shifts, and risks develop quietly beneath the surface. Without a clear understanding of current conditions—and what’s likely coming next—it’s easy for small issues to compound into larger repair costs, operational disruptions, and added scrutiny when it’s time to refinance or sell.

Consistent visibility is what makes the difference. Knowing where systems stand today—and how they’re trending—allows you to act earlier, plan more effectively, and avoid reactive decisions that often come at a higher cost.

A proactive maintenance strategy helps you stay ahead of those changes—so you can make informed decisions, prioritize investments, and protect long-term value. Here’s how that approach comes together: https://www.marxokubo.com/property-lifecycle/maintenance/

Disposition is about more than closing a deal—it’s about how well an asset holds up under scrutiny.

When it’s time to sell, buyers look closely at condition, compliance, and how a property has been cared for over time. Unresolved issues, deferred maintenance, or unclear documentation can slow the process, complicate negotiations, and affect perceived value.

Preparing early creates clarity and control. With a clear understanding of a property’s condition—and a plan to address or document issues—owners can reduce surprises, strengthen their position, and move through the sales process with confidence.

Our multidisciplinary expertise ensures that buyers receive accurate, appropriate information, and that sellers demonstrate diligence, care, and foresight. With Marx Okubo’s guidance, you can streamline the sales process, reduce risk, and achieve maximum return when transitioning your asset to its next chapter. Here’s how a thoughtful, technical approach supports a smoother, more strategic transition. https://www.marxokubo.com/property-lifecycle/disposition/

A quiet shift in accessibility guidance could have very real consequences for senior living communities—and many teams haven’t fully felt the impact yet.

Recent interpretations from California’s Division of the State Architect and the U.S. Access Board are beginning to reshape how certain senior living environments are classified. In some cases, what was once treated as market-rate multifamily residential or institutional housing may now be viewed as a social service or even long-term care setting—bringing new requirements that can significantly affect unit design, renovation scope, and overall project costs.

And this isn’t just about future developments. Existing communities may also be affected when pursuing renovations, operational changes, or permits—introducing potential delays, redesigns, or compliance risks if these shifts aren’t addressed early.

For owners, operators, and project teams, the takeaway is clear: understanding how your facility may be classified is no longer a “check-the-box” exercise—it’s a strategic decision that can impact budget, schedule, and long-term performance. We break down what’s changing, what it means, and how to plan ahead in our latest blog here: https://www.marxokubo.com/blog/accessibility-interpretations-for-senior-living-are-changing

Shot by Marx Okubo employee Adil Ozdogan, this photo is titled "Self Dismantle".

This striking image captures a rare and meaningful moment against the skyline of the Upper East Side. Framed by an ultra-high luxury high-rise condominium development, the crane that once defined the horizon begins to take itself apart—lowering section by section in a carefully choreographed self-dismantle.

A crane dismantle marks more than the end of heavy lifting. It signals a turning point: structural work complete, a shift toward project closeout, and tangible progress rising from years of planning and coordination. Detailed lift plans, steady hands, constant communication—this milestone represents discipline and precision at every level.

The project itself is an ultra-high luxury residential tower rising above the Upper East Side, part of the dense and constantly evolving Manhattan skyline. Developments like this involve years of coordination among architects, engineers, contractors, and consultants as complex structural systems, logistics planning, and tight urban site constraints come together to shape a new addition to the neighborhood. Marx Okubo was involved during the pre-construction phase and continued to observe the project’s progress through monthly owner’s representation services.

As a civil engineer at Marx Okubo, Adil knows the complexity behind moments like this. But this time, he paused. Steel that once stretched confidently into the sky now returns to the ground—deliberate, composed, complete. And he was there to capture it.

Adil was a finalist in our annual Share the View photo contest, which celebrates images and perspectives of (or from) job sites captured by the company's employees.

Stronger projects and relationships start with stronger perspectives—and raise up the industry. Marx Okubo applauds this year's annual Women in Construction (WIC) Week 2026, themed "Level Up. Build Strong." and organized by the National Association of Women in Construction (NAWIC), which highlights, educates, and celebrates the vital role of women in the industry.

In the construction space, collaboration is everything—and the women in our company exemplify that every day, by bringing diverse backgrounds, expertise, and open communication to our efforts. From project administrators and coordinators orchestrating field efforts, as well as AEC professionals and managers leading specialties and multidisciplinary teams, to leaders directing high-level, central corporate functions, their roles and growth have been built on teamwork, mentorship, and shared success.

Here, there is always a spirit of supporting each other and encouraging one another to step into new challenges. The women of Marx Okubo have taken on the charge of or advanced into leadership and team roles that influence projects, clients, the next generation of professionals, and the culture and growth of the company. Their journeys reflect the power of opportunity, resilience, and community within our firm.

As one of the most pivotal points in the property lifecycle, acquisition is both an opportunity and a high-stakes decision.

Before a deal closes, buyers and investors need a clear picture of what they’re taking on. The real story lives in the building itself—its condition, compliance, and what it will take to operate and maintain over time. Gaps in information can quickly turn a promising opportunity into unexpected cost or risk. Careful, objective due diligence brings clear, actionable intelligence to high-stakes decisions. With a better understanding of potential issues, capital needs, and long-term performance, teams can make informed choices, stay aligned, and move forward with confidence.

Shot by Marx Okubo employee Andrew Keller, this photo is titled "Path of Least Resistance".

Captured at a hotel in Portland, Oregon, Andrew was immediately drawn to the striking geometry lines of the stairway and the warm, atmospheric glow of the lighting, which elevated an otherwise ordinary transition space into a visually compelling architectural moment.

His perspective reflects the curiosity cultivated from his work as an Associate, where careful observation and a willingness to look beyond the obvious often reveals meaningful details others may overlook. To Andrew, the image is a reminder that discovery doesn’t require a grand setting. If you stay curious and keep exploring, even the overlooked corners can reveal something unexpected and exciting.

Andrew’s photograph reflects this mindset—an appreciation for structure, light, and composition that mirrors the thoughtful, detail-oriented perspective our team brings to the buildings and spaces we encounter.

Andrew was a finalist in our annual Share the View photo contest, which celebrates images and perspectives of (or from) job sites captured by the company's employees.
