The inspection happened. The report is in your inbox. Now comes the hard part: explaining it to your HOA board.

Property managers working with HOA boards face a communication challenge most storm water vendors don’t help solve. Board members who approve maintenance budgets often don’t know what a catch basin is, what a vault capacity threshold means, or why something that was “just cleaned” needs attention again before next season.

When SWIMS completes a service visit, you get a report with photos — not just a line item on an invoice. That report is designed to be shared:
• Photos show condition before and after service
• Notes flag developing issues in plain language
• Documentation supports your compliance record

It gives a board member who wasn’t on-site something they can actually understand.

Joanne Young, who manages HOA properties across California, puts it this way: “I appreciate the thorough reports they provide that make the job of communicating with HOA board members easy.”

That’s not an accident. It’s how we’ve worked for 26 years.

If your current storm water vendor’s reports aren’t board-ready, that’s a gap worth addressing — because the problem you discover in October, you’ll be explaining to your board in November.

Mud on the road means you’re already past the compliance line.

Tracking violations — sediment and material deposited on public streets by construction vehicles leaving your site — are one of the most cited SWPPP issues on Northern California sites.

Most remedies involve reacting after the material is already out there:
• Emergency street sweeping
• Inspector notices
• Cleanup costs.

Tread cleaning plates prevent the problem at the source.
Installed at the point where vehicles exit your site, they knock sediment and mud loose from tires before those tires hit the public road. The material stays on-site. The street stays clean. Your SWPPP documentation shows a proactive control in place.

This is not a new BMP. It’s listed in your SWPPP. It’s one of the simplest controls to install. And it’s one of the most consistently missing from active California construction sites.

SWIMS installs tread cleaning plates as part of BMP packages for Northern California construction projects — typically alongside stabilized entrance work, with documentation included in your SWPPP records.

If your site is generating tracking complaints or getting flagged for sediment on public roads, tread plates are likely the fastest fix available.

Tool-free means exactly that.

Here’s what StormTek™ maintenance looks like in the field:
1. Lift the screen
2. Clean
3. Replace
3. Done

No tools. No extra equipment. No specialist knowledge.
City maintenance crews handle it in minutes — which is exactly why cities that install StormTek™ once keep expanding the program.

We designed it this way on purpose. Because the best trash capture device on the market is the one that actually gets cleaned.

StormTek™: California State Water Board-certified since 2006. In the field since 2007. Still performing.

Fire season is here. And the stormwater compliance risk it creates doesn’t arrive with the flames — it arrives with the first rain afterward.

Post-fire soil has lost its structure. Organic matter is gone. The biological crust that slows infiltration and holds soil particles together is burned away. What’s left is a surface that sheds water instead of absorbing it, sending sediment downslope at volumes that can overwhelm stormwater infrastructure designed for normal conditions.

For properties near California burn areas, this matters in two specific ways:

1. Your catch basins and storm drain infrastructure were not sized for post-fire runoff volumes.

2. If post-fire runoff carries sediment off your property into a storm drain or waterway, you have a potential discharge violation — regardless of whether you caused the fire.

The mitigation window is now — before October — not after the first storm.

SWIMS inspects and prepares stormwater infrastructure for properties across California, including post-fire risk assessments for properties in or near affected areas.

If your property is near a burn scar and your stormwater system hasn’t been evaluated this year, this is the conversation to have now.

You also need the right knowledge.

California construction sites face stormwater compliance tasks that are time-sensitive, weather-dependent, and can’t wait for a vendor’s next available slot.

• BMP installation ahead of a storm
• Inlet protection after unexpected runoff
• Emergency sediment removal
• Post-rain documentation walkthrough with the QSP
• Skilled crews trained in SWPPP compliance work

Most PMs manage this with whoever is available — crew members pulled off other tasks, internal superintendents doing double duty, or delays waiting for an overcommitted vendor.

SWIMS provides construction site labor support for Northern California projects — skilled crews trained in SWPPP compliance work, deployable for specific tasks or ongoing site needs. Same team that handles your BMP installation and QSP inspections, available when your schedule requires it.

One call. The right people. The right equipment.

If your project has compliance tasks falling through the cracks because you don’t have the right crew available, that’s a solvable problem.

08/04/2026

When a municipality installs a trash capture device, they’re not making a purchasing decision. They’re making a 20-year maintenance commitment.

That framing changes the evaluation criteria entirely.
A device that looks good on paper but requires tools, extra crew time, or specialist knowledge to clean is a device that eventually stops getting cleaned — and therefore stops capturing trash.

StormTek™ was designed around one question: what does easy maintenance look like for a municipal crew in year ten?

The answer: lift the screen, clean it, replace it. No tools. No extra crew time. Done in minutes.

Devices we installed in 2007 are still in service today — maintained by city crews who find the process straightforward enough that they actually do it on schedule.

That track record is what makes the 2030 deadline manageable rather than a recurring annual burden.
Certified since 2006. Proven since 2007. Designed to be maintained, not ignored.

If your municipality is evaluating certified full capture systems, ask the vendors one question: how long have your devices been in service, and what do the maintenance records show?

Underground stormwater infrastructure — detention vaults, connector pipes, underground treatment systems — operates out ...
07/30/2026

Underground stormwater infrastructure — detention vaults, connector pipes, underground treatment systems — operates out of sight and off most maintenance schedules. It gets inspected when something goes wrong, not before.

Here’s what happens in systems that aren’t maintained on a regular schedule:
→ Sediment accumulation in vaults reduces capacity year over year. A system designed for a 10-year storm eventually can’t handle a 2-year event.
→ Structural deterioration in older concrete vaults (cracking, joint separation, rebar corrosion) becomes visible failure during heavy storms.
→ Connector pipes accumulate debris that accelerates damage over time.

When these systems fail during a storm event, property damage and regulatory exposure happen simultaneously.

SWIMS maintains underground stormwater infrastructure across California — inspection, cleaning, structural assessment, and documented reporting that gives property managers and HOA boards a clear picture of system condition before it becomes an emergency.

If your underground systems haven’t had a professional inspection this year, this is the planning window.

âś… Schedule an underground system inspection.
