The discussion of solar turned out to be a gang up on the solar rep. He was there to talk about the facts and let everyone know so everyone is on the same page. Instead it turned into let's gang up on the guy and talk to him like he was dirt. He took his weekend away from family to tell us all about it and could not finish a sentence from being bombarded with statements that there was no proof. Some question or should I say statements were real but mostly a gang up on the representative was what this was about and was planed by one or two people just to do everything to kill the project for personal reasons. That's OK times like this the true colors show. I was just trying to find a way to help with the financial burden that we all will soon have to face for our water and electric I also would like to add the lack of professionalism of the board as they dident even say thank you for him coming.

Everyone please attend this meeting at Woodstock lake this month on the 19th. The solar rep will be there to give a brief presentation and will follow with a Q&A session. It would be nice if we could also get an idea if the majority of owners want to move forward with the solar or not.

Well for the few followers I have here I just want to say that I will have the solar rep at the meeting on May 19th ( i think that's the date). we will have tons of information on the solar project and Omesh ( solar reps name) will be available to answer all questions in this field, He has been in the solar field for many many years. I have been working with Omesh for 10months now and I believe we got a lot worked out so far.

Thanks for dealing with my ignorance in these web sites and facebook stuff, not good at it really, shows my age. Please like Janice stated in the Woodstock lake page ,have your questions ready write them down please. the purpose of this is to inform everyone so we can see if the majority wishes to move forward with this, NOTE we are not voting to start the project, will be voting to move forward or not with the project. There are many steps in this process. Remember this is a huge step for all of us.

These figures are calculated if we use just 20 acres, I believe we will have more but this is the minimum . Year one starts when the project is completed and running This can take 1 1/2 to 2 years

This is for the first 25 years lease.

If we move forward with this we will need to figure out what land were are going to use, Kruger Energy is willing to remove trees and clear land on the portion of land we own but do not use, there are set backs and environmental issues and set back they will need to follow in accordance to law and to protect our lake these items can be discussed and any other questions can be asks and will will try to have the Rep from Kruger Energy present at our first meeting and I will ask the board to schedule in a time slot for Q and A there if there is a need. Like I started many times before I want each and every member to have their answers to their questions so we are all on the same page, Education is the key here this is a big step for all of us. I wanted to get this out a lot sooner but I have had some road blocks in this and I also was injured late fall that makes Three for our street, they say it comes in threes so east pine street it clear now and good to go for the 2024 season. ( and hope that covers the complete campground hate to hear when someone gets hurt.)

Hello everyone, I going to try to do this communication here and get everyone an update as to what I have on the solar project. I will start by showing the price for the land lease and there is an escalator I negotiated of 3 percent for the full term which is not common and the price per acre is the highest in our area by far.

Price per acre $1750.00 per acre with a 3 percent escalator added each year for the full term
Our term is 25 years with two times for an extension totaling 35 years in all.
There will be a one time payment of $3000.00 to WLC when we sign a non binding contract to start the land survey, this will allow Kruger Energy to place us in the queue with the Voorheesville substation, this is where our power lines are connected to. This payment it non refundable and we can use it as we need. There will be 2 other payments of $1500.00 at year 25 and year 24 if we wish to extent our agreement with Kruger Energy at that time, If not then our agreement will be terminated and Kruger Energy will return the land clear and clean of all equipment and leave us with a open clean area for us to use as we please.

Questions were asked on our online meeting we had last fall after camp was closed and a lot of the owners attended buy not all. Some of the questions asked were.

How will they maintain the over growth?
Answer , They use goats (yes I said GOATS) to clear the overgrowth.
Kruger Energy is a GREEN company and NO chemicals will be used to kill the overgrowth. They hire or rent goats from local farmers, Kinda nice for our local farmers.

Will we see the panels?
Answer. there will be a fence around the panels and it will be done to our town code. There will be small trees and shrubs planted around the area to help to not be seen as per our request they are willing to work with us this is not normal practice.

How is going to maintain the panels?
Answer. Kruger Energy does all the maintenance we do nothing. if we see something that is not right we will have a contact number to call and they will attend to it.

What if the panels stop producing for some reason will it affect our payments?
Answer. We call Kruger Energy and no it will not we are a land lease we do not receive any of the power produced this power go directly into the grid. We receive payments for the land use.

In winter if the panels need service?
Answer. we will give Kruger Energy an assigned passcode to the gate on the other side of the lake and they will be responsible to clear the road and and make sure nothing is damaged. we will have a record of when the gate was used with their code time in and out along with the date. ( I will work to see that during construction that Kruger Energy will maintain and repair the road as to make sure nothing is damaged.)

COMMENT: There was a post earlier this year about a solar farm going in on Switzkill Rd and Canaday Hill Rd. I asked to solar Rep to look into this and he found that this solar farm will not effect us in ours. they will be on the Berne substation and we are on the Voorheesville substation and we will be ok for now.
The Voorheesville substation at this time can except use in there for our project but as I tried to stat last fall we need to try to place ourselves in the queue as soon as we can if were going to do this as spots are filling up, remember the power lines can only hole so much and after that its full.

Sorry for the novel but I am wanting to get this out to everyone so were are all on the same page. My intentions are to help our place become financially free of burden of always adding a lot of money to our assessment each year. Many of us are retired and live on a fixed income and we love WLC and want to keep coming back year after year and and continue to make memories and share great times with everyone there I don't want to see our neighbors leave because they can no longer afford it there, we all know there are major repairs needed that will cost a lot like the water lines, sewer lines and worst the electric lines underground, most of the owners know this and the costs will be very high to come up with in a flash but if we can place monies to the side to help it will help a lot and we can use it to keep WLC open and running for many many years to come for the children today will one day be grown up and start new memories and so on . Sorry to ramble but I care for our place and just wish to help. I will place a escalation sheet on another message here to show what we can make if we just use a 20 acre area.

Well its been awhile and I know everyone was wondering what's going on. I got hurt and had life crap to tend to and then I tried to make this site and it did not work well. We did have a good Q&A zoom meeting and a lot of people asked great questions and showed some good concern about the solar ordeal, I guess I will try again to have a zoom gathering for further Q&A. I just want everyone to understand We ALL as owners need to be educated in this, this is a big step if we move forward. I'm not here to start wars with some people I am simply here to gather info straight from the source and get it back to every owner. Basically with that said I am going to try to set up another meeting on zoom and then I think we all should see if this is something to pursue further. The Solar rep for Kruger has really gone out trying to meet with everyone and answer everyone's questions and shown it in writing and being totally transparent for all of us. I guess the next step is to set up this meeting and if everyone agrees to move on with this then I can ask the rep to be with us at our first meeting of the year 2024 and go from there.
