For the new kitchen and dining wing at Watch Hill, the goal was to make the addition feel entirely in conversation with the original 1880s Shingle Style house. We kept the material palette focused on warm oak, plaster finishes, and exposed wood ceiling beams.

The transition from the kitchen to the dining area is completely open, anchored by a large central island and custom steel-framed pantry doors. It’s a warm, durable combination designed to handle the reality of family life by the water.

The clients gave us two requests for this new home: make it look like it had always been there, and make 8,000 square feet feel like much less.

So rather than designing one large volume, we broke the house into a series of wings that feel as though they could have been added over time. The gambrel roofs and shifts in siding help break down the scale even further, while the garage wings frame a parking court hidden from view.

Out back, the house opens up. A south-facing terrace steps down toward a sunken pool, creating an entirely different experience from the more restrained arrival at the front.

Before and after at Waters Edge.

The house was flooded when Hurricane Sandy came through, and rebuilding it meant bringing it up to current code. With zoning running lot line to lot line, there was no room to expand, so we raised the structure above flood elevation on piers. That opened up the ground level and gave the main living spaces longer views across the water than they had before.

We held onto the original bungalow and modernized its details, then wrapped the raised base in semi-translucent glass. The footprint stayed the same, but lifting the house into the air gave it a lighter, more modern presence.

What makes a space feel effortless usually comes down to the level of thought behind it.

This unfinished attic was transformed into a dressing room and overflow storage space, designed around the way the client actually lives. Drawer sizes, hanging space, and seasonal storage were all planned directly with them to make sure everything had a place.

At the same time, the space still needed to feel calm and intentional. A mirrored wall reflects the water view beyond, keeping that connection to the site present even in the most functional parts of the house.

A trick a lot of architects use, but one we think works especially well here.

The entry starts compressed. Warm, low, intimate, with the diamond pattern carried into the railings at eye level. Then the stair turns, the ceiling lifts, and the space opens up. You move from a room that feels held to a room that lets go. Compression and release. An old idea, drawn with a contemporary hand.
