Ran the thermal cam through a place out by Lory Estates today after a slow supply line leak behind a kitchen wall. Homeowner had wiped down the surface and figured it was handled, but the FLIR told a different story - those purple patches up in the ceiling cavity are moisture you can't see with your eyes. Backed it up with the pin meter and the readings were still sitting way above the dry standard. That's the trap with water damage: drywall feels dry to the touch while the cavity behind it stays wet and starts growing mold in a few days. Set up containment and got air movers pulling that moisture out before we close anything back up. Tip for folks out on the west side - if you've had any kind of leak, don't trust a dry surface. Have someone scan behind the wall before you assume it's done.

Crawled under a house over near Ziegler today after the homeowner said they kept getting a musty smell coming up through the floor vents. Got down there and sure enough the v***r barrier was trapping moisture underneath, ground was damp and you could see the staining and surface growth starting to spread across the plastic. Left side insulation was already sagging from the humidity.

Pulled the old barrier, dried the area out and got containment set up before it could work into the subfloor and joists.

Tip if you own an older place around here: if you catch a musty smell you can't track down, check the crawlspace first. Nine times out of ten that's where it starts, and it's way cheaper to handle early than after it's in your framing. Pretty common in this part of Fort Collins.

Got called out near Fossil Creek this morning — homeowner noticed the paint by their laundry room baseboard was bubbling up and peeling and couldn't figure out why. Sure enough, the drywall down low was staining and the finish had blistered right along the bottom where it meets the floor. That kind of bubbling almost always means moisture has been sitting behind the wall, usually a slow drip off a washer supply line or drain. Put the meter on it and the bottom foot of drywall was still holding water even though the top felt dry. Pulled the wet baseboard, got airflow moving and set a dehu to pull the moisture out before it turns into a mold problem.

Tip for homeowners: if your paint starts bubbling or peeling near the floor, don't just repaint over it — that's water talking, and it won't stop until you find the source.

Set up the dry-out on a job over near Cress Park this afternoon. Homeowner had a supply line let go under the bathroom sink and it ran a while before anybody caught it, so the water crept out across the tile and got under the vanity and into the baseboard. Pulled everything back, extracted what was sitting on the floor, and now we've got the LGR dehumidifier and an air mover running to pull moisture out of the subfloor and the wall cavity. Took my baseline moisture readings too so I've got numbers to check against each day until it's back to dry standard.

Tip for homeowners: peek at the supply lines under your sinks every so often. Those little braided hoses don't last forever, and a slow drip behind the vanity can soak the floor long before you ever see a drop out front.

Got a call from a homeowner over in the Fossil Creek area — said the baseboard felt damp after a supply line let go under the kitchen sink. Broke out the thermal cam and moisture meter and you can see that cool purple spot spreading across the wall where the water tracked. Surface looks dry but the meter tells the real story, moisture wicks way further than you'd think. Got air movers running now and we'll check the readings every day til it's back to dry standard. Quick tip: if you ever spring a leak, don't just towel it up and call it good. Water sneaks behind the drywall and into the subfloor, and that's where mold gets going a few days later. Catching it early with the right tools saves you a full demo. Stay dry out there Fort Collins.

Attic job over in the Oakridge area today. Homeowner noticed a musty smell in the upstairs closet and some discoloration on the ceiling, so we climbed up to take a look. Found mold spreading across the underside of the roof decking and along the rafters — that white frosty look plus dark staining is what you get when warm moist air from the house keeps hitting cold sheathing in winter and condensing. Also caught a bath fan duct dumping straight into the attic instead of venting outside, which is a big part of what's feeding it. Got containment set, HEPA scrubber running, and we'll treat the framing and fix that airflow so it doesn't come right back.

Tip for homeowners: make sure your bathroom and kitchen fans vent all the way outside, not into the attic. That trapped moisture is what grows attic mold in the first place.

Moisture check out in the Bramblewood area this morning. Homeowner said the bathroom floor felt a little soft near the tub and they were worried about a slow leak they couldn't see. Pulled out the Protimeter and put it against the baseboard behind the tile, came back reading 30.2 and flashing WET, way above where it should be for a dry wall. That tells me water's been wicking down behind the finish for a while even though the surface still looked fine. Marked out the wet zone, got air movers and a dehu running, and we'll take daily readings until it's back to dry standard.

Tip for homeowners: if a floor or baseboard feels soft or cool and damp but nothing looks obviously wet, don't brush it off. Water hides behind tile and trim, and that's exactly where mold likes to get started.
