IMPORTANT ...
All building/multi family and home owners in NYS should know what's happening in regard to New York State’s climate action plan, which was released last week and is under public comment now!

The proposals aim to meet mandates set by the Climate Leadership and Community Protection Act of 2019 (existing law), and cover a lot of how existing and new buildings are going to HAVE TO BE heated and cooled (without gas/propane) and which vehicles become zero-emission by which date (no gasoline).

The only in person Albany-area public hearing is set for tomorrow, April 14, 4 p.m. Empire State Plaza Meeting Room 6. For details and to make online public comment go here https://climate.ny.gov/

GOALS OF THE SCOPING PLAN EFFECT NEW CONSTRUCTION HOMES AS WELL:
No new home will be permitted to be permitted to get a new gas or propane hookup, or fossil fuel heating or hot water systems, or cooking, etc appliances.

Electrification of heating and hot water systems in nearly all buildings is a key strategy for building decarbonization and depends upon energy efficiency improvements in all buildings and HOMES to 100% zero-emissions electricity by 2040 to comply with
the Climate Act (existing law).
In other words, no gas or propane heat or hot water appliances in all homes/buildings by 2040, at the expense of consumers to comply.

Get informed and prepared for what the 2019 NYS Climate Act's scoping plan is going to cost you to get your building and vehicles to comply. Public comment open til June 10.

The same sheathing goods we purchased in 2019/beginning of 2020 went from $28 to $98 a sheet by 3rd quarter 2020! The same refrigerator is $600 more now (46% increase) and from 1-2 week fulfillment to 4-6 months. Every single component we need to build a home has increased, not just lumber. The time to get most of the building materials and fixtures has increased as well, pushing out the time to complete our builds from 6-7 months to 9-11 months. Building right now is very challenging and a financial gamble on the builders and the buyers.

..“While builders continue to report solid buyer traffic numbers, helped by historically low existing home inventory and a persistent housing deficit, increasing development and construction costs have taken a toll on builder confidence,”
.. “Improving access to lumber, OSB and other materials will help builders increase the supply of badly-needed housing and fight inflation.”
... inflated lumber costs and supply chain issues have increased the cost of building a home by 22 percent over the past year alone. “Lumber prices are about three times their cost pre-Covid and can add between $18,000 and $30,000 to a new single-family home,” he noted in an emailed statement to Inman.
.. All three economists said the price of lumber will continue its rapid ascent as the Biden administration doubles down on the previous administration’s decision to place higher tariffs on Canadian softwood. In late November, Biden announced the tariff would increase from 9 percent to 17.9 percent due to “antidumping and countervailing duties” rather than “crude protectionism.”
..all three men said the decision to raise tariffs will continue to punch homebuilders and homebuyers in the gut harder and harder until the administration decides to reverse its decision.
