We are often told "A Handyman is lower in cost". Let us clarify what a "Handyman" can perform in the construction field legally:

Work a Handyman Can Perform in the State of Florida Without a License:

- Patch Cracks & Holes in - Existing Concrete
- Caulking
- Painting
- Tile cleaning and repair
- Exterior and Interior Cleaning
- Yard Maintenance
- Pressure Cleaning
- Cleaning Gutters
- Laying carpet, vinyl, wood, tile or laminate flooring
- Replace interior doors & trim

Electrical Allowed:
- Replace light bulbs with like type and wattage
- Replace fuses of same size only

Plumbing Allowed:
- Repair window A/C units
- Replace disposable air filters
- Replace exhaust vent piping for clothes dryer only

Anything anymore that that listed above requires a State of Florida Contractor Licenses via DBPR.

This would mean you are using a unlicensed contractor if you have them:

They cannot do any work that requires a license, such as construction (i.e. building, remodel, demolishing, foundation work, roofing, framing, drywall, glass,etc), plumbing work, electrical or HVAC

Make sure you know who you are hiring - an occupational license (chrck this - a handyman will say NO CONSTRUCTION ALLOWED) and Sunbiz registration does not make you a contractor. DBPR Does!

"If we give you a proposal for you project that quickly, it will not be accurate and that is unfair! Proposals take time to assure accuracy. These are the steps to providing a accurate honest proposal:

8 Steps to the Construction Bidding Process

1. Project owner issues request for general contractors to bid on the project.

2. GC review plans and specifications creating a invitation to bid and scope of work sheet.

3. GC sends project out to subcontractors for bidding with typically 2 week on small project and longer on larger projects for bid turnaroud.

4. Subcontractors work on bids and ask questions (RFi's) regarding plans.

5. GC qualifies all bids for all divisions and begins to prepare GMP.

6. GC request changes to subcontractor bids of needed

7. GC finalizes bids and creates proposal for owners review.

8. GC Provides a detailed proposal to owner for review

This takes time so we can be accurate and create a flawless project for you alleviating changes as project proceeds.
