5 AM Real Estate Thoughts & Predictions:

- The 1-2 punch of Helene and Milton have done significant damage to the mindset of FMB residents and businesses for good reason. Frustration and feeling of defeat is becoming louder than the positive hashtags in many cases. The resilience is there, the residents and business owners are fighting hard. These folks just need a damn break.

- Last week I made a comment I was called out for when I said that all houses on a ground slab on FMB would be worth zero. It was a knee jerk comment with bad timing and a bit insensitive. Those houses will be worth land value, not zero. A lot of my friends own ground level homes and I can't imagine the frustration and grief they are feeling.

- Still IMO, The housing markets in 33931, 33908, 33912, which are Bayside and ADG territories are 20% overpriced. Inventory is down because of sellers pulling listings off the market, not because they are selling. I still have a bad feeling about the existing housing market. I just have a bad feeling about the middle class demographic after reading latest debt charts. America needs leadership.

- Land: $450,000 + 2,200 sq ft new Custom House/Pool: $1,100,000. Total: $1,550,000. What does this compare to based on listings? Is there equity? Can it rent and make money?

- Construction prices are going up, not down. New HVAC codes in 2025 (regulation overkill), concrete/rebar, exterior railings, all gone up recently.

- REMINDER: IT'S OUR CIVIC DUTY TO VOTE AND EARLY VOTING HAS STARTED.

Hurricane Party Thoughts & Predictions:
While ADG and Bayside have spent the past week prepping for not one, but two storms, we are ready to help when needed as we did after Ian. Here are some thoughts I'm having.

- The landlord of Santini Plaza is going to be a rockstar for that center. I want to say much more about him but in an effort to keep this post limited, I want Yariv to know that I will do all I can to support him. He truly understands that he only creates value when his tenants are successful and he is true to that 100%.

- Grade level homes on FMB are going to have a value of literally zero. These homes will have to be raised or knocked down. I thought Helene was the nail in the coffin, but for those that it wasn't, Milton will be for sure.

- I fear that this storm season will put a massive damper on the FMB real estate market this season. I know at least a half dozen friends who are considering selling and moving inland, however most of these people own non-conforming homes. Let's hope I'm wrong on the market this season. I also believe the market is still 20% overvalued on and immediately off the beach.

- FMB will survive and thrive, however everything has to be floodproof. Properties in commercial nodes need new owners that know how to be progressive and/or realistic with their property values.

- If you don't know who Tim Ryan is by now, he is the owner and my fellow board member with FMBStrong. He is a very underappreciated entrpreneur in our area and deserves recognition for his community services. Tim, Bruiser Jungwirth, Heidi Jungwirth, and their team is ready to jump into action with relief items if Milton wreaks havoc.

Beach flooding is a new way of life unfortunately with these damn storms. Bayside has been a supplier / installer of Trusscore PVC wall panels and trim pieces. It is roughly 3x the cost of drywall, but these waterproof panels and trim boards are easily removeable for cleaning and reinstallation after future flood events.

Meet Angel, our newest employee. This 21 year old young man is as ambitious as they get and wants to be a builder, so we have him with our carpenters. Angel learned how to install an exterior door on his second day!

Here at Bayside, we pride ourselves on custom carpentry and workmanship and we are extremely passionate about teaching the youth in this community how to work a trade. That's Coach Hector in the background! These guys are studs.

Keeping a clean job site on small lots is not always easy, but it does lead to a much more time efficient and cost effective build. Set your standards with the subs early and always budget for some cleanup. Construction site maintenance is usually much more than a couple guys throwing stuff in a dumpster.

I'd like to thank all of our staff, customers and third parties who have remained loyal to Bayside Building for many years. We continue our streak of maintaining strong business during slow economic times. Our field crews and supers are out there crushing it, while Heather and Kristin keep customers happy with constant communication and design assistance.

Big shoutout to our designer Mike Stewart for his expertise and stout structural concepts. Mike has been an engineer of mine and friend for almost 15 years.

If your beach house is on slab, or you remodel a legal lower level unit don't use vinyl. Use tile or just stained concrete. No need to make yourself more vulnerable then you already are. We are ripping out 2 floors today from Trop Storm Debby. Just because vinyl can be waterproof, it's not waterproof to storm surge with sewage bacteria in it.

Removeable PVC drywall panels and baseboard for at least the first 4' is also recommended. It will cost you an extra $5,000 or so but it will cost you just as much to replace wet gypsum when water gets in again, and again.

Our thoughts, pros and cons about yesterday's Times Square rendering reveal:

-- The rendering was very well received.
-- I wish there was more info related to the mixed use ratios. How much restaurant space? Retail? Residential? Etc.
-- I would estimate this project to cost over $125 million which means for even the most bullish investor, you would probably want a minimum of a Net Operating Income of $10 million annually from leases.
-- By right, the FAR is 1.5. By including public benefit, I think you can get to 2.5. At the very least, this rendering shows ~3.5 and maybe as high as 4.0.
-- I don't think you can get this without a Comp Plan revision. This probably goes beyond variance requests. The town has been adamant about sticking to the existing Comp Plan.
-- I think this was a really good conceptual rendering. Let's see what the town reveals today.

Thoughts?

If it was my land, I would have much preferred a concept like Bay Street Yard that just opened in downtown Fort Myers which only cost the developers roughly $2.5 million. You could do this on steroids at Times Square for a 10% of the expected cost and get it pushed toward permits in under a year.
