Merced Mall Redevelopment | Outparcel Progress | Merced, CA

Another piece of the Merced Mall redevelopment is coming together.

Set along the R Street frontage near the larger Shoppes at Merced project, this new outparcel building has moved from early site prep and concrete work into framing, roof structure, exterior sheathing, and finish preparation.

Designed by MG Architecture and built by Paden & Bletscher Construction, the building brings a new street-facing presence to the property, with its curved parapet detail and large storefront openings now clearly taking shape.

From the first forms and slab work to the vertical framing and exterior shell, this phase shows another step forward in the continued redevelopment of one of Merced’s established retail corridors.

Crossroads West | Pads 1 & 2 | Construction Progress Update | Riverbank, CA

Pads 1 & 2 continue to move deeper into the build-out phase at Crossroads West, with exterior finishes, interior systems, and site utilities now advancing together across the project.

Inside, the buildings are starting to feel less like open shells and more like future tenant spaces. Crews are working through overhead coordination, insulation, drywall, storefront openings, and the rounded architectural volume that gives this phase one of its most recognizable design moments.

Outside, scaffolding remains active across the elevations as crews continue facade work, tower details, roof accents, and exterior wall finishes. Around the site, excavation and utility work are also moving forward, supporting the next stages of construction as Pads 1 & 2 continue progressing within Crossroads West Shopping Center.

Funeraria Del Angel | Construction Progress Update | Fresno, CA

This is the stage where framing becomes architecture.

From the exposed wood structure to the repeated arches, the building is starting to reveal the architectural language that will carry through the finished space. Long rooflines, covered walkways, interior volumes, and layered sightlines are giving the project a stronger sense of scale with each phase of construction.

Across the site, crews continue advancing roof work, exterior framing, structural connections, and enclosure details as the building moves further into form.

Bank of America | Exterior Finishes & Site Work | Fresno, CA

This update shows one of the biggest visual shifts yet at the new Bank of America at the Asian Village shopping center along E. Cesar Chavez Boulevard in Fresno.

Recent progress can be seen across the building, from storefront glass and accent cladding to panel installation, canopy work, and front entry improvements. Around the site, new concrete, paving, curbs, sidewalks, striping, mulch, and planting areas are helping the full property come together.

From the main frontage to the surrounding site work, the project is moving through the final layers that make the building feel complete.

Fresh Fill – Visalia | From Framing to Full Enclosure

Since our last update in February, this nearly 4,000 SF ground-up convenience store has made a major leap forward. What began as early framing now reads as a much more complete structure, with roof joists and structural steel giving the building both form and a stronger presence along the corridor.

Exterior sheathing has advanced across the elevations, sharpening the iT Architecture design and giving the storefront a more finished profile. At the front façade, canopy steel now extends outward, adding dimension to the main entry and reinforcing the building’s street-facing identity.

With roofing now underway, the project is moving steadily toward full enclosure. Inside, framing now reveals the central sales floor, cooler areas, and back-of-house prep spaces that will anchor the finished layout.

With framing complete and enclosure underway, Fresh Fill is entering its next stage of construction.

Leo Politi Branch Library | Opening Soon | Fresno, CA

After 50 years of serving the community, the Leo Politi Branch Library is nearly ready for its next chapter.

At 6074 N. First Street, this approximately 21,400 SF relocation and renovation transforms a former Rite Aid into a much larger public library built for how Fresno gathers, learns, and connects today. Designed by Centerline Design Group, the new branch creates defined spaces for children, teens, adults, computer use, quiet study, staff operations, and a large community room for local programs and events.

The interior is now in its final stretch. Ceilings are nearing completion, support rooms are largely built out, and finish flooring is moving steadily across the main public floor. After months of transformation, the library is beginning to feel ready for the people it was built to serve.

Named for Fresno-born author and illustrator Leo Politi, this project is about more than a bigger building. It is a long-term investment in access, connection, and community in a part of Fresno that continues to grow.

Crunch Fitness | Construction Progress Update | Visalia, CA

This one is officially out of the dirt-and-demo stage.

At 3535 S. Mooney Blvd, crews have pushed this future Crunch Fitness location through rough grading, interior demolition, structural exposure, exterior modifications, foundation work, slab prep, and concrete placement. What started as a raw shell is now being steadily reworked into a new fitness destination for Visalia.

With shell improvements coordinated through Centerline Design, LLC and tenant/exterior plans by Jplus Architects, Inc., each phase is helping define the final layout, frontage, and expanded footprint.

More progress soon as this one keeps moving toward opening day.

Building the Future of Retail in Riverbank | Crossroads West Shopping Center

Progress continues at Crossroads West as Pad 14 moves through the early stages of the structural phase. With underground utilities complete, the site is now prepped for concrete, including v***r barrier installation, rebar placement, and footing formwork. This stage establishes the foundation for everything that follows and is critical to long-term performance and durability.

Pad 14 is a new ground-up retail shell designed to complement the surrounding center while offering flexibility for future tenants. Located along Claribel Road, the project benefits from strong visibility, access, and established co-tenancy within one of Riverbank’s primary retail corridors.

More to come as concrete is placed and vertical construction begins.
