🔧❄️ WHAT DOES PREVENTATIVE MAINTENANCE ACTUALLY PREVENT?

Here’s the truth: HVAC maintenance can’t guarantee that nothing will ever break.

Mechanical and electrical components can fail—even on a system that has been properly maintained.

But preventative maintenance can help identify developing problems before some of them turn into an emergency service call.

During a proper maintenance visit, we’re looking for things like:

⚡ WEAK ELECTRICAL COMPONENTS
Capacitors, contactors, connections, motors, and other components can show signs of deterioration before complete failure.

💧 DRAINAGE ISSUES
Restricted condensate lines, drainage problems, or water where it shouldn’t be can lead to shutdowns or property damage if ignored.

🧼 DIRTY COILS
Dirty evaporator or condenser coils can restrict heat transfer and affect system performance.

🌡️ ABNORMAL TEMPERATURES & PRESSURES

😂❄️ THE 5 STAGES OF HEARING A WEIRD AC NOISE

Every homeowner knows this moment…

You’re sitting on the couch, everything is quiet, and suddenly you hear:

“BZZZZ… CLUNK… RATTLE…” 👀

And so begins the process. 😂

STAGE 1: IGNORE IT.
“It’ll probably go away.”

Sure. That’s usually how mechanical problems work. 😂

STAGE 2: TURN THE TV DOWN. 📺
Wait… was that the TV?

BZZZZZZ…

Nope. Definitely not the TV.

STAGE 3: STARE AT THE VENT. 👀
Because apparently intensely staring at an air vent is an important part of HVAC diagnostics.

“Do it again…”

STAGE 4: ASK YOUR SPOUSE:
“DO YOU HEAR THAT?!”

Spouse: “Hear what?”

AC: CLUNK.

Because strange HVAC noises usually don't disappear just because we turn the TV back up. 😂

Your HVAC system can make unusual noises for many reasons—loose components, motors, bearings, blower issues, refrigerant-related sounds, debris, electrical components, or other mechanical problems.

Some sounds are harmless. Others deserve attention.

The important part is recognizing when your system starts doing something different than normal.

🚨 Grinding, repeated banging, loud buzzing, electrical sounds, or other sudden abnormal noises shouldn't be ignored. If something sounds serious, shut the system down and have it inspected.

💨🏠 WHAT IS STATIC PRESSURE—AND WHY SHOULD A HOMEOWNER CARE?

Your AC can have plenty of cooling capacity and STILL struggle to keep your home comfortable.

Why? Sometimes the problem isn't making cold air…

It's MOVING the air. 💨

Think of static pressure as the resistance your HVAC blower has to overcome while pushing and pulling air through your system.

A simple comparison: imagine trying to breathe normally through a straw. The more restrictive the path becomes, the harder you have to work to move the same amount of air.

Your HVAC system can experience something similar.

🚧 WHAT CAN CAUSE HIGH STATIC PRESSURE?

🟤 Dirty Filters — A heavily loaded filter can restrict the air entering the system.

💨 Restrictive Ductwork — Undersized ducts, crushed flex duct, excessive bends, or poor duct design can make airflow difficult.

🏠 Undersized Returns — Your system can't properly distribute air if it struggles to pull enough air back in.

🚪 Closed Registers — Closing too many supply vents can increase resistance instead of simply “sending more air” somewhere else.

🧼 Dirty or Restrictive Coils — Air has to pass through the indoor coil. If that path becomes restricted, airflow can suffer.

🌡️ WHY DOES THIS MATTER?

Poor airflow can contribute to:

❌ Hot and cold rooms
❌ Weak airflow from registers
❌ Longer or abnormal system operation
❌ Reduced comfort
❌ Increased equipment stress

💨🏠 THINK CLOSING VENTS IN UNUSED ROOMS SAVES ENERGY? THINK AGAIN!

It sounds logical:

“Nobody uses that bedroom, so I'll close the vent and send that cold air somewhere else.”

Unfortunately, your HVAC system doesn't necessarily work that way.

❄️ CLOSING A VENT DOESN'T TELL YOUR AC TO MAKE LESS AIR.

Most residential HVAC systems are designed to move a certain amount of air through the duct system. When you start closing multiple supply registers, you're changing the airflow the system was designed around.

That can lead to:

🔵 INCREASED STATIC PRESSURE
Think of static pressure as resistance to airflow. Closing registers can increase resistance in the duct system and make it more difficult for the blower to move air properly.

💨 REDUCED AIRFLOW
Your blower may still be trying to move roughly the same amount of air—but now you've given that air fewer places to go.

🌡️ COMFORT PROBLEMS
Closing vents can sometimes contribute to uneven temperatures and may make existing duct or airflow problems more noticeable.

⚙️ ADDITIONAL SYSTEM STRESS
Excessive airflow restriction can negatively affect HVAC performance and, depending on the system and severity, contribute to equipment problems.

🏠 WANT TO REDUCE ENERGY USE?

Instead of shutting down a bunch of registers, look at the whole house as a system.

✅ Keep your filter clean
✅ Make sure returns aren't blocked
✅ Have duct leakage addressed
✅ Use thermostat scheduling appropriately
✅ Make sure the HVAC system and ductwork are properly designed and balanced

If one room is consistently too hot, too cold, or getting more airflow than it needs, proper air balancing may be the better solution rather than simply closing the register completely.

Your ductwork is the highway your conditioned air travels on.

Closing vents doesn't shrink the highway—it creates roadblocks. 🚧💨

Your air conditioner just made it through one of the toughest months of the year. After weeks of long run times, brutal Texas heat, and very little time on the sidelines…

It might be ready for a postgame checkup. 😂🔧

August can put a lot of stress on an HVAC system, and all that runtime can expose issues that weren't as noticeable earlier in the summer.

Here are a few things worth checking:

🧼 DIRTY CONDENSER COILS
Grass, dirt, leaves, cottonwood, and debris can build up on the outdoor coil and make it harder for your system to reject heat.

⚡ WEAKENED ELECTRICAL COMPONENTS
Capacitors, contactors, motors, connections, and other electrical components have spent months operating in extreme conditions. Heat can be especially tough on already-marginal parts.

💧 CLOGGED CONDENSATE DRAINS
Your AC may remove a significant amount of moisture during hot, humid weather. Drain-line buildup can eventually lead to backups, leaks, or safety-switch shutdowns.

🌬️ DIRTY FILTERS
After a long summer, don't forget the simplest maintenance item. A heavily loaded filter can restrict airflow and make your system work harder.

🏠 AIRFLOW ISSUES
Hot rooms, weak vents, duct leakage, blocked returns, or other airflow problems may have become much more noticeable during peak summer conditions.

One of the most common questions we hear from homeowners is:

“My AC is getting old… should I replace it?”

The answer isn't always yes.

And the opposite is true too—a newer system isn't automatically worth pouring money into just because it isn't very old.

🎯 AGE IS ONLY ONE PART OF THE DECISION.

When PHI evaluates whether an HVAC system makes sense to repair or replace, we look at the whole picture:

💰 REPAIR COST
Is this a relatively minor repair, or are you about to invest significant money into the existing system?

🔧 OVERALL EQUIPMENT CONDITION
One failed component doesn't necessarily mean the entire system is finished. We look at the condition of the compressor, motors, coils, electrical components and the system as a whole.

⚡ EFFICIENCY & OPERATING COST
Would replacing the equipment provide a meaningful improvement in efficiency—or is the existing system still performing reasonably well?

🏠 COMFORT
Does your home have hot and cold rooms? Humidity problems? Poor airflow? Excessive runtime? A system can technically “work” and still not provide good comfort.

❄️ REFRIGERANT TYPE & AVAILABILITY
As equipment ages, the type of refrigerant it uses and the availability and cost of repairs can become an important part of the decision.

📆 REPAIR HISTORY
One repair is different from calling us three or four times in a year. Frequent breakdowns can quickly change the economics of keeping an older system.

📐 SYSTEM SIZING
This one gets overlooked.

If the equipment was never properly sized for the home's actual cooling load, simply replacing broken parts may never solve the comfort problem.

🔵 SOMETIMES REPAIRING IS THE SMART DECISION.

If the system is otherwise in good condition, properly sized, performing well, and needs a reasonable repair, we're not going to tell you to replace good equipment just because it's old.

🔌⚡ WHAT DOES THAT AC CAPACITOR ACTUALLY DO?

It may be one of the smaller components inside your HVAC system, but when a capacitor quits working, your AC can come to a stop in a hurry. 🥵

Think of your capacitor as part of the electrical support team for your AC. It stores and releases electrical energy to help components such as the compressor and fan motors start and operate properly.

And during a North Texas summer, these little components are working in some brutal conditions. ☀️🔥

⚡ WHAT DOES A CAPACITOR DO?

Your outdoor unit contains motors and a compressor that need electrical energy to operate. Depending on the system design, capacitors provide the electrical characteristics those components need to start and/or run properly.

When a capacitor becomes weak or fails, you may notice:

🔊 Humming or buzzing from the outdoor unit
⏱️ Difficulty starting
🛑 Intermittent operation
🌀 Outdoor fan not running properly
🥵 AC suddenly stops cooling

☀️ WHY DO WE SEE SO MANY FAIL DURING TEXAS HEAT?

Extreme heat is tough on electrical components.

Your condenser is already sitting outside in high ambient temperatures while the system may be running for hours at a time. A capacitor that's becoming weak may finally reveal itself when the equipment is under its heaviest summer load.

That's one reason we get those calls that start with:

“It was working perfectly yesterday…” 😂

⚠️ IMPORTANT: THIS IS NOT A DIY REPAIR.

Even after power to the HVAC equipment has been turned off, a capacitor can potentially retain an electrical charge.

Do not open your condenser and start touching electrical components.

If you hear humming, the outdoor fan isn't operating, or your system is struggling to start, shut the system down and have it properly diagnosed by a trained HVAC technician.

Replacing a capacitor may be straightforward for a professional—but determining why it failed and whether anything else is being affected is also important.

🔧 Sometimes the smallest parts can cause the biggest headaches.
