Our latest post is a long one but is an explanation of one of the services we offer that is often confusing and/or misunderstood by people outside the construction industry (and even some in the industry).

What are owner’s representative services and why would anyone ever need them?

Say you are a current or prospective business owner (or homeowner) and decide that you want to build new or expand upon or renovate a structure. So you go out, get some plans drawn up by a design team and then solicit contractors to perform the actual physical labor of the project. Sounds simple enough, right? But you have a job and a family and a life and a million other responsibilities… Additionally, the construction process and industry is not as simple or transparent as you may think it is. So what do you do? Who protects your interests as the owner to ensure that what is designed is really what you want? That the proposals you get from the contractors are for the complete scope of work for your project? That the project is progressing in a timely manner? That the contractor is not coming to you with change order after change order? That is where our owner’s representative services come in.

People know that you have to hire a construction team to build a facility but are not familiar with the process of construction; as such, someone else should represent them during this process in order to protect their interests; this is what we do at TKR. We will evaluate the progress of the construction project, manage the budget, solicit any additional bids and perform any other duties associated with the administration of construction and/or design phase activities until the final project is complete.

As owner’s representative, we serve as an extension of the owner’s staff, providing guidance through the lifecycle of your project, protecting the owner’s interests at all times.

TKR provides owners with the value-added resources they will need to make their project a success. For an owner whose team may not have the required depth of resources to look after each component of a project, TKR literally serves as an extension of their staff.

As the project’s “eyes and ears,” we provide representation to make sure that construction proceeds in accordance with contract documents, on time and within budget. Working as your advocate, TKR enables clients to focus on their core business without distraction.

We are able to provide these services on projects of any scale and in any location across the US. We are currently serving as owner's representative on projects located in CA, TX and CO. Please contact us to discuss this or any of our other services for your next project.

What are we currently working on?

Good question. We are currently providing owner's representative services on projects in San Rafael, CA; Austin, TX; Ft Collins, CO; and Denver, CO. We are also submitting permit plans this week for a TI renovation project in Carson City, NV. Big things happening!!

TKR is owned and run by a female, Ivy League educated, former professional soccer player, yogi, certified fitness professional, wife, and mother who thrives in a team environment, makes things happen, and then ensures they get done. With 17 years career as a construction professional, she has garnered a background in diverse projects including public and private sectors; commercial and residential; new construction and renovation; negotiated, lump sum and GMP with project values ranging from $50K to over $50M.

We are licensed for commercial and residential construction in multiple states and have managed projects in numerous states across the US, including NV, CA, RI, MA, NY, OK, and TX.
