Client reported intermittent lighting issues throughout the home. Upon inspection of the electrical panel, a loose/failed neutral connection was found on the neutral bar. Evidence of overheating and discoloration was observed at the neutral conductor termination. This condition can cause intermittent voltage fluctuations, flickering lights, and potential equipment damage. Neutral connection was identified as unsafe and requires corrective repair.

Every 3–5 years: Have a qualified electrician inspect the panel, including checking for loose or overheating connections.

Situations Where Checks Are More Important
• Older panels (20+ years)
• Aluminum branch wiring
• High-load circuits (HVAC, EV chargers, ranges)
• Homes with a history of flickering lights or neutral issues.

• Running NM cable through EMT or rigid conduit for long distances
• Using NM cable in wet locations (outdoors, underground, concrete)
• Using conduit as a substitute for THHN wiring

✅ Best practices in steel construction

If steel framing is common, consider:
• MC (metal-clad) cable
• THHN/THWN conductors in conduit

This is not proper dryer venting.

From the photo, here’s why 👇
• Flexible foil duct is being used for a long run. These are not recommended (and often not code-compliant) for concealed spaces like attics because they trap lint easily.
• The duct has multiple bends and sags, which restrict airflow and increase lint buildup.
• It appears to run through an attic space, where lint buildup plus heat creates a fire risk.
• Proper dryer venting should be smooth, rigid metal duct, run as short and straight as possible, and vent directly outdoors.

What’s recommended
• Use 4-inch rigid or semi-rigid metal duct
• Minimize turns (each bend reduces airflow)
• Fully support the duct (no sagging)
• Seal joints with foil HVAC tape, not screws
• Vent directly to the exterior with a proper hood

This setup is a common safety issue and would likely be flagged during a home inspection.

The homeowner was installing a shelf on a living room wall when a screw accidentally pierced the main electrical wire. The wiring had been improperly installed and was positioned directly against the sheetrock.

Fortunately, the homeowner was unharmed.

Safety Reminder: Always use caution when drilling or screwing into walls. As a best practice, use a multi-wall scanner to locate electrical wiring, plumbing, and framing to help prevent accidents like this.
