I was fortunate to attend this very informative panel discussion yesterday...fantastic insights into the popularity of Greenville County as a place to live and work. Our region continues to attract companies and people from across the country!

Aline Capital’s own Chris Schweighart - Industrial and Office Real Estate Advisor in Upstate SC attended this morning’s Greenville Area Development Corporation (GADC) panel discussion about Greenville County’s Economic Development.

After this morning’s productive and educational panel, Chris wanted to share some of his main takeaways with our followers.

Here are some key stats that were shared:

1) 85 people a day are moving to the Upstate region, with about 45% of them coming to Greenville County;

2) the average age for the people moving here is 32, which means there are lots of families with young kids;

3) there is a mass migration into the Sun Belt, with four states in particular (SC, NC, TX, and FL) being the most popular destinations over the past couple of years.

Currently, our area’s biggest challenges are the low inventory of industrial properties (the 10k to 50k SF size range was the most requested last year), usable land, and lack of affordable housing along with the lack of adequate infrastructure.

As a native Californian who moved his family to Greenville County about five years ago, Chris can attest to the region's attractiveness as a beautiful place to live and work. Who else spends their weekends on the sports fields with their kids? For us, this weekend was all about soccer, as my son's team had their first tournament of the season down in Georgia. The boys played great and came out as champs despite the cold temperatures and playing up an age level.

My wife and I love supporting our son and his athletic pursuits. Sports can play such a pivotal role in a child's development, and it's always fun to spend family time on the road. Switching back into "work mode" on a Monday morning after such a busy weekend can be tough, but it's definitely worth all the time and energy we put into it!

I had the unique opportunity to take my wife and son for a behind-the-scenes tour of Harvest Hope Food Bank over the weekend. We also participated in a service project, preparing food packages for seniors and other folks in need.

With locations in Greenville, Columbia, and Florence, Harvest Hope is the largest food bank in the , and the 85,000 SF industrial property in Greenville is also the biggest food bank distribution facility in the state.

The holidays can be a stressful time, and they become even more challenging for families that are having difficulty putting food on the table. Harvest Hope is playing a vital role fighting food insecurity in our community, and we truly enjoyed supporting their efforts. Please consider getting involved as a volunteer this holiday season, and in the New Year.
