Small issues like a low refrigerant charge, a failing capacitor, or a clogged coil go undetected until they become big ones. Buying your first home? Here are 3 HVAC questions your realtor probably won't ask.

How old is the system? AC units last 15 to 20 years. If it's 12 or older, start budgeting for a replacement. Ask for the actual install date, not the model year.
When was it last serviced? No maintenance records usually means no maintenance. That's a red flag.
Is the ductwork original? Old ductwork leaks 20 to 30% of conditioned air. You can install a brand new system and still overpay on energy bills because you're cooling the attic.

Save this and send it to someone shopping for their first home. These three questions could save them thousands.

There is a reason ECU students can actually focus in class — the buildings are kept at a comfortable temperature. It sounds simple but it makes a huge difference. Studies consistently show that people think more clearly, retain more information, and perform better when they are not too hot or too cold.
