A lot of people think building a custom home means paying the full price up front. It doesn’t work that way.

New homes are typically paid through a draw schedule. Only a small percentage is due at contract signing, and the rest is paid out in stages based on work completed. As major milestones like the foundation, framing, and finishes are finished and verified, the next payment is released.

If you’re building with a construction loan, that loan usually converts into a regular mortgage once the home is complete. It’s a structured process designed to protect the homeowner every step of the way.

How do you keep a project on budget and on schedule?
Most of the answer happens before anyone breaks ground.

1 — Finish the plans before you price them.
Vague plans produce vague numbers. Most of what people call a surprise cost was an unanswered question that got answered mid-build, at full price.

2 — Make the allowances real.
A low tile or lighting allowance isn't savings. It's a bill that arrives eight months later with your name on it, and it makes the original quote meaningless.

3 — Put dates on the decisions.
Windows, trusses, cabinets, appliances — every long-lead item needs a decision deadline tied to a build stage. A window package ordered three weeks late doesn't cost three weeks. It stalls everything sequenced behind it.

4 — Put a contingency in the number.
Five to ten percent, set aside on purpose. Ground has rock in it sometimes. A contingency turns that into a phone call instead of a crisis.

5 — Nothing changes until it's written down and priced.
No agreements in the driveway. A change order signed before the work starts is the difference between a decision and an argument in October.

6 — Check the work before it gets covered.
Rough-in before drywall. Flashing before siding. Caught then, a fix costs an hour. Caught after finishes, it costs a week and a trade back on site.

All six exist to prevent one thing: doing the work twice.
Budget and schedule are the same problem. Every hour of rework gets paid for twice and pushes every trade behind it.

Humorous construction site skit depicting the owner confidently declaring that the project will only take a couple hours, the site supervisor happily saying that it will take a couple days and the guy on the ground saying that he's the one doing the work and they all need to shut up.

Which dry wall finish is worth your money in your new build?

Level 4 is best to use if you new home has
✅little to no natural light
✅light paint color
✅flat or matte paint finish
✅10' or higher ceilings

Level 5 drywall finish is best used for
✅flat low ceilings
✅lots of natural light
✅dark paint color
✅high sheen paint finish

"Nail Pops".

When the screws in your drywall pop through and leave an impression under the paint and sometimes in extreme cases, protruding through the paint.

How does this happen?

Moisture content in the studs of your framing shrink as that humidity dries out. This causes the screws to pop through the drywall as it constricts.

VFC handles this problem by placing dehumidifiers in after framing and before drywall to effectively speed up the process of the studs shrinking.

This significantly reduces the screws popping through the drywall once it gets put up.
