In facade access, a mullion guide system is one of three primary methods of platform stabilization. As its name suggests, it involves the use of mullion guide tracks that are integrated into the building’s facade system. In a replacement project, the mullion track device (or mullion track shoe) is one of the most important elements of this system. Typically installed in pairs, these guide devices engage with the building’s mullion tracks at the start of the descent, providing a rigid and continuous restraint for the platform throughout any drop.

For this project, OTTE mounted the shoes on a horizontal track, which is mounted to the platform’s front facia, allowing them to be adjusted to span either 2 or 3 guide tracks. This in turn provides 2 operating configurations; one for window washing and the other for window replacement - adding flexibility without compromising safety.

In modernization projects, the challenge goes beyond simply replacing components. Years of service can introduce deformation and misalignment in the existing tracks, requiring a guide device that can still engage securely and travel smoothly along the façade.

Understanding the safety systems behind a BMU is just as important as operating one safely.

Here’s a closer look at a few key components on the BMU at 50 Beale St:

• Proximity switches detect the presence of the steel track before allowing the operator to traverse the BMU. On projects utilizing track switches, this safety feature is critical in preventing the machine from accidentally traveling off track.

• Traverse limit switches provide both safety and convenience. Rather than relying on a mechanical stop, the operator simply traverses the BMU until the limit switch is activated by the trigger plate. The machine automatically stops at the precise location required for parking, ensuring the platform lands correctly on the OTTE-supplied parking pad with integrated tie-down anchors for secure storage.

• The traverse motor brake manual release allows the BMU to be manually rolled in the event of a total power failure — an essential feature for emergency movement and recovery procedures.

This new, code-compliant BMU was designed to be safer, more efficient, and lighter, making installation seamless even within tight constraints. From precision placement to full test drops and smooth returns to the rooftop, every step was executed with performance and safety in mind.

Working within the constraints of an existing narrow haulage, small-section track system, this project focused on improving performance and safety without major structural modifications.

This video captures a critical phase: removal of the original unit.

Due to the age of the legacy BMU, additional protection was required for surrounding structures. The machine’s wheel clamps were torched off to safely release and hoist the unit, an operation that demanded precision, control, and strict safety oversight.

Project: 50 Beale St — San Francisco

Otte North America’s first installation in the Bay Area focused on working within the constraints of an existing narrow haulage, small-section track system while improving overall performance and safety.

Scope included removal of a legacy unit and installation of a more compact, efficient machine that meets current safety standards and codes, and is better suited to the constrained geometry and limited access conditions. The reduced footprint allowed for cleaner integration without major structural modifications.

Trackwork upgrades involved refurbishing five existing switches, reconfiguring layouts where routing flexibility was no longer required, and replacing them with three sets of conventional curves to simplify operation and reduce maintenance points. Two new switches were supplied where functionality remained necessary.

The result is a streamlined system with fewer failure points, improved safety margins, and better alignment with current operational demands, all achieved within the limitations of the original infrastructure.
