The biggest misconception about BMUs? That they’re expensive.

In many cases, they only end up being expensive because the facade access strategy wasn’t designed correctly from the start.

When access planning is handled by someone without specialized BMU and facade access expertise, the result is often an overcomplicated or inefficient solution. That can mean more steel, longer operating times, compromised access to certain areas, and ultimately a higher total cost of ownership because the access solution doesn’t perform as it should.

A well-designed access strategy does the opposite. It simplifies the system, eliminates unnecessary components, and provides safe, efficient access without driving up installation or long-term operating costs.

The most expensive BMU isn’t the one with the highest price tag, it’s the one built on the wrong access strategy.

Good planning saves money. Poor planning costs it.

What begins as a meticulously engineered design in Germany is transformed into a fully operational Building Maintenance Unit high above the city. Each piece is lifted to the roof by crane, assembled with precision, and put through rigorous testing before it’s ready to go to work.

Every lift, every connection, and every test is part of ensuring the system performs exactly as it should—safely, reliably, and for years to come.

The finished BMU may be what everyone notices, but it’s the expertise behind the installation that makes it all possible.

Every BMU installation starts long before the machine reaches the roof. Proper planning starts all the way back at the factory upon successful completion of the factory acceptance test.

With the site conditions in mind, we dismantle the BMU into the optimal number of sub components that facilitate a smooth site work flow.

This is the pre-assembly stage, the foundation of the entire system. Each component is carefully assembled, inspected, and prepared before the BMU is lifted into place and installed on its track system.

In facade access, a mullion guide system is one of three primary methods of platform stabilization. As its name suggests, it involves the use of mullion guide tracks that are integrated into the building’s facade system. In a replacement project, the mullion track device (or mullion track shoe) is one of the most important elements of this system. Typically installed in pairs, these guide devices engage with the building’s mullion tracks at the start of the descent, providing a rigid and continuous restraint for the platform throughout any drop.

For this project, OTTE mounted the shoes on a horizontal track, which is mounted to the platform’s front facia, allowing them to be adjusted to span either 2 or 3 guide tracks. This in turn provides 2 operating configurations; one for window washing and the other for window replacement - adding flexibility without compromising safety.

In modernization projects, the challenge goes beyond simply replacing components. Years of service can introduce deformation and misalignment in the existing tracks, requiring a guide device that can still engage securely and travel smoothly along the façade.

Because in façade access, it’s often the details you don’t notice that matter most.

Understanding the safety systems behind a BMU is just as important as operating one safely.

Here’s a closer look at a few key components on the BMU at 50 Beale St:

• Proximity switches detect the presence of the steel track before allowing the operator to traverse the BMU. On projects utilizing track switches, this safety feature is critical in preventing the machine from accidentally traveling off track.

• Traverse limit switches provide both safety and convenience. Rather than relying on a mechanical stop, the operator simply traverses the BMU until the limit switch is activated by the trigger plate. The machine automatically stops at the precise location required for parking, ensuring the platform lands correctly on the OTTE-supplied parking pad with integrated tie-down anchors for secure storage.

• The traverse motor brake manual release allows the BMU to be manually rolled in the event of a total power failure — an essential feature for emergency movement and recovery procedures.

From install to final testing, we do whatever it takes.

This new, code-compliant BMU was designed to be safer, more efficient, and lighter, making installation seamless even within tight constraints. From precision placement to full test drops and smooth returns to the rooftop, every step was executed with performance and safety in mind.

Because getting the job done right isn’t just the goal, it’s the standard.

Working within the constraints of an existing narrow haulage, small-section track system, this project focused on improving performance and safety without major structural modifications.

This video captures a critical phase: removal of the original unit.

Due to the age of the legacy BMU, additional protection was required for surrounding structures. The machine’s wheel clamps were torched off to safely release and hoist the unit, an operation that demanded precision, control, and strict safety oversight.
