Five exterior upgrades worth every dollar, and three that aren't. →

We've been doing this in St. Louis since 1994, and the three at the end are the ones most contractors won't say out loud. They're the ones we don't get paid for. Short version: spend it on what you can't come back and fix later. Skip the upgrades that are just a bigger number for the same result. Swipe through, then tell us which one you disagree with. Somebody always does.

For three upgrades we would skip:
- The top-tier shingle: a good architectural shingle will outlast how long you own the house. The premium line sells you warranty years you’ll never personally collect on.
- Thicker vinyl siding: It’s still vinyl. Put the money into the material, not the gauge.
- Replacing every window at once: usually it’s the weather side that’s failed. Do those; leave the rest until they’ve earned it.

The cheapest facelift you can give a house: shutters.

No remodel. No re-siding. No permits. Two panels per window and a flat front suddenly has something going on, and it's usually a one-day job. The color is where it gets fun. Pull it from something already on the house, the roof, the front door, the trim, or matched to whatever you've got in mind.

They don't go on every window, either. Uppers, and anything sitting flat against the wall. Skip bay windows, dormers and arched windows. If you've been looking at your house thinking it needs *something*, this is usually the something, and it's the cheapest thing on the list.

You know this building. You just don't know it like this. The old Melvin's Brewing building is now a @pmperformanceparts , and we did the build-out. Watch it turn over.

Most people know ST Evans for kitchens, siding, and home additions. But commercial renovations are a major part of what we do, too.

For this commercial build-out, the tenant had an opening date, an active lease, and no time for construction delays. Our job was to turn an unfinished shell into a code-compliant, fully operational retail space and keep the project moving toward opening day.

The work included:

• Full demolition and debris removal
• Storefront window tinting completed to specification
• HVAC extended into the new office and ventilation added for the data room
• Plumbing installed for a utility sink, dual drinking fountain, and emergency eyewash station
• Level 4 drywall finishing and primer
• Proper preparation and painting of the kitchen FRP panels
• Two full coats of paint in the bathrooms and on the floors
• A new office window and new slab doors installed in the existing frames
• Warehouse walls carefully color-matched instead of unnecessarily repainted

We also managed the permits and inspections, helping the tenant avoid unnecessary delays and open the store as planned.

Commercial construction requires more than quality workmanship. It takes coordination, code knowledge, clear communication, and a team that understands how much every day matters.
