Five exterior upgrades worth every dollar, and three that aren't. →
We've been doing this in St. Louis since 1994, and the three at the end are the ones most contractors won't say out loud. They're the ones we don't get paid for. Short version: spend it on what you can't come back and fix later. Skip the upgrades that are just a bigger number for the same result. Swipe through, then tell us which one you disagree with. Somebody always does.
For three upgrades we would skip:
- The top-tier shingle: a good architectural shingle will outlast how long you own the house. The premium line sells you warranty years you’ll never personally collect on.
- Thicker vinyl siding: It’s still vinyl. Put the money into the material, not the gauge.
- Replacing every window at once: usually it’s the weather side that’s failed. Do those; leave the rest until they’ve earned it.
