House placement, finished-floor elevation, drainage, utility routing, selections, system conflicts, waterproofing transitions, owner-furnished items, and trade responsibilities can still be unresolved.
Good preconstruction finds those questions while the answer is still made with a pencil instead of a saw.

Price per square foot is useful after the project is defined. It is a lousy substitute for defining it. Two homes with the same heated area can carry completely different site, foundation, roof, exterior, structural, mechanical, finish, garage, porch, and outdoor-living costs.
A responsible budget starts with the land, plans, scope, selections, systems, and schedule - not one borrowed number.
