SENIOR ESTIMATOR
JOB OVERVIEW
Prepares and coordinates preparation of full estimates on various size, complex works. Manages and oversees estimating projects. Provides complete conceptual and final estimating input on complex Work. Provides complete total bid price for bid work. Works directly with owners, A/E’s, and contractors to resolve technical matters during negotiation and contract ex*****on. May supervise junior staff members. Position normally requires 5-15 years of construction estimating experience.
ESTIMATING RESPONSIBILITIES:
• Read, understand and interpret plans and specifications.
• Responsible for take off phase of project, including obtaining architect plans, inputting plan into take off software, and calculating different parameters of the project including wall lengths, number of doors, etc.
• Create bid lists, including analyzing which subcontractors are most suitable for specific projects based on size and complexity of projects. Review with AB project team prior to invite.
• Assemble the bid package including all applicable documents by consultants. Receive input from AB project team on scope and project-specific items.
• Create, maintain, and distribute Q&A log.
• Coordinate bid invitations with subcontractors, including sending invitations, verifying subcontractor receipt of invitations, confirming if subcontractors intend to bid on projects, supplying any additional information needed by subcontractors in order to submit their bid, and ensuring subcontractors are aware of and stay within the required timeline.
• Handle scoping of projects, including receiving quotes from subcontractors, scoping the quote to ensure all necessary items are included, identify any missing pieces, assist with pricing missing items.
• Process bid tabulation, assist with estimate assembly.
• Assist with GMP package assembly and owner approval forms.
• Interface with subcontractors and suppliers through proper ex*****on of document distribution, as well as solicitation and pre-qualification of vendors.
• Contribute to scheduling preparation by interacting with project and scheduling personnel, subcontractors, and vendors.
• Assemble meaningful cost models.
• Generate cost studies, perform systems analysis and value engineering to prepare cost effective construction alternative solutions.
• Conduct interviews and negotiations of scope and price with subcontractors and vendors.
• Take the lead role on smaller and less complex projects. Handle multiple projects involving a variety of construction methods.

• Prepare and maintain the GMP package.
PRIMARY RESPONSIBILITIES:
• Take the lead role on larger and more complex projects. Handle multiple projects involving a variety of construction methods.
• Assemble total project scope for estimating activities.
• Maintain the GMP estimate.
• Represent company at meetings with owners and architects.
• Conduct peer review and meeting with project team.
• Prepare and maintain the GMP package.
• Contribute to overhead and general condition planning and pricing, including but not limited to staffing, equipment, etc.
• Actively participate in industry-wide associations and activities when advantageous to the company.
• Market outreach.
• Contribute to and participate in project presentations and client development.
• Prepare the appropriate work product to address the client's needs.
• Review owner contracts/agreements, address key terms within the estimate, and identify and resolve issues effecting the estimate.
• Prepare estimates in multiple formats, including but not limited to GMP, CSP, Conceptual.
• Conduct meetings with owners and architects.
• Assist the estimating with additional needs.
KEY COMPETENCIES:
• Strong organizational, interpersonal and leadership skills.
• Preferred proficiency in Sage Estimating, On-Screen Take Off, and Bluebeam software.
• Ability to handle change.
• Ability to handle and manage pressure situations calmly.
• Ability to focus on the “problem” and develop solutions.
• Full understanding of the construction industry and of the management of a construction
company.
• Ability to recognize and adapt to the needs of Owners, A/E’s, Operations personnel, and subcontractors.
• Able to build relationships of trust with the subcontracting community.
• Able to work independently and without direction. Able to produce large volumes of work accurately in a limited time frame.

EDUCATION:
4-year degree in a construction-related field.
