Here are some pics of the exterior building envelope and window flashing details at the Kemah build. This home will be a high performance home, EnergyStar rated home. The attention to detail at this stage is detrimental to ensure a tight and dry envelope. See the pictures for more details on what we are doing and why.

Yesterday we finished up the 2nd floor subfloor installation and laid out the 2nd floor walls. The framing for the subfloor is made up of 16" open web trusses which makes it super easy for running hvac, plumbing and electrical between floors. Today we'll start framing the walls and the ceiling for the 2nd floor. Thank you Marty Robles with Builders FirstSource for supplying the frame package for this project, and for the quick turnaround on deliveries!

Subfloor installed, 1st floor walls laid out and exterior walls going up. Getting it done! 💪

Stringers straightened and bolted, and floor joists are in. Tomorrow we'll lay the Advantech 1-¹/⁸" subflooring and start popping string lines for the 1st floor walls. Hard not to paly hookie and do some fishing and restaurant & bar hopping here in the heart of the Kemah Boardwalk . What a view!!

Site built scaffolding going up, and framing is beginning today! Great day to frame in Kemah, TX.

More progress on our 2nd floor house add-on in Telfair. All walls are now up, half of the rafters are in, and exterior sheathing, fascia and decking has begun on one side of the house.

Some pictures of a 2nd floor add-on we are doing for a project in Telfair, Sugar Land, TX. We are adding a gameroom, 2 bedrooms with walk-in closets, and 2 full bathrooms. It's scorching 🔥 hot outside, but at least the forecast is clear!!
