TRUST THE PROCESS.

I love the before. The open walls, exposed framing, and all the possibilities before the finishes go in. This is the part that gets me excited about what a property can become.

Have a property you're ready to transform, or still looking for your next opportunity? I can help with property acquisition and property insurance.

Let's talk about what you're planning and how I can help you take the next step.

Ever add up what's parked on a job site? 🚜

A skid steer runs $30K-$80K. A backhoe $80K-$150K. An excavator $100K-$500K+. A dozer $150K-$600K. A crane can pass $1 million.

One site can easily hold well over a million dollars in equipment. And industry sources estimate contractors lose $300 million to $1 billion a year to equipment theft.

Certain equipment often isn't covered under builder's risk. It can take its own contractor's equipment policy. I help investors and builders with property acquisition, project funding, and property insurance.

Every big build looks like progress from the street. Cranes up, crews moving, steel rising.

What you don't see is how much of that project sits exposed the whole way through.

On a job this size, builder's risk isn't optional. Fire, theft, vandalism, storms, materials sitting on site. One bad night in the middle of a build can set a project back months, and your contractor's general liability doesn't cover the structure itself.

That's the gap builder's risk fills. It covers the building while it's being built, the materials on site, and the work in progress, from the first stake in the ground to the certificate of occupancy.

Running subs? Make sure each one carries their own coverage too. Their work, their liability. Your structure, your builder's risk.

I help owners and investors put builder's risk in place before work starts, so the project never sits exposed.

Have a project in the works? Let's connect and see how I can help.

Two tenant-occupied investments, ready to go. Swipe to see both.

Why tenant-occupied? The tenant is already in place, so there's no vacancy period and no scramble to lease it up. You close and rent starts coming in.

Conroe: 3655 Solanum Dr. 4 bed, 2.5 bath, 1,852 sqft, built 2021, Ladera Trails, Conroe ISD. Asking $231,500 with $2,000/mo income, about a 10.4% gross yield.

Houston: 17142 Amarose Dr. 3 bed, 2.5 bath, 1,536 sqft, built 2012, gated Sugar Pine Pavilion. Asking $209,500 with $1,699/mo income, about a 9.7% gross yield.

Both are newer homes in solid rental areas, and the numbers are easy to run: that's about $24,000 a year in rent on the Conroe home and about $20,400 on the Houston one, before expenses.

The seller is highly motivated. Make your offer and let's negotiate.

Want the full numbers, or want to see one in person? Call or message me.

Gross yield is before expenses. Figures subject to verification.

FLIPPERS: you just bought this house. πŸ”¨

This is the kitchen. Cream cabinets, gray counters, black appliances, and a bulkhead over the peninsula.

What would you do to it? And what's your number for a full rehab?

Comment your budget. Closest guess wins a free rehab and insurance review from me.

I help investors buy, rehab and insure the deal the right way. Message me.

From a 3-bedroom house to a 12-bedroom co-living space. 🏠

One property, twelve doors renting every month. That's how you maximize monthly revenue and build passive income without buying a complex.
