Insulated Concrete Forms elevate and simplify the construction process beyond just that of a concrete wall. ICF combines 5 assemblies into one: continuous internal and exterior insulation, a structural concrete frame, integrated framing strips, a continuous air barrier, and an integrated above-grade weather barrier. Taken together, this presents a truly superior wall system that simultaneously reduces build complexity by rolling several trades into one.

HVAC rough-in at a project in downtown Huntsville utilizing Smart-Multi. A major benefit of Mitsubishi multi-zone equipment is that it opens up tremendous flexibility in the design/build space, allowing us to go ductless or ducted -depending framing constraints -without dramatically increasing costs or requiring multiple outdoor condensers.

Moving on to insulation at the Sugar Tree project: on the surface it looks like a conventional batt/blown insulation job, but woven in are several materials and methods to create a functionally air-tight and exceptionally well-insulated envelope without relying exclusively on spray foam. For the walls, an R24 Rockwool batt was used in conjunction with a ZIP wall system expertly installed by .better.homes and further sealed at interior cold-joints with GPS foam boards. On the CMU basement wall, we used Nudura's EPS foam panels with integrated furring strips, allowing us to insulate the wall and frame it for drywall in a single step. Lastly, the attic is a vented assembly that is separated from the living space with a continuous Intello smart v***r retarder; on top of that was blown R44 cellulose insulation. At the roof assembly, we installed a perforated aluminum radiant barrier to act as both the roof baffle system and dramatically improve the efficacy of the thermal cellulose insulation.

A stand-out feature of this premium build is its thoughtfully designed mechanical room, allowing ample space and duct routing flexibility for the two Hyper Heat-pump systems, tandem ERV fresh air systems and an integrated whole-home dehumidifier.
