Nobody posts pictures of the dirtwork. There's no tile to admire, no cabinets, nothing that photographs well. But every cracked slab, every door that won't latch two years in, every hairline in the drywall over the front window; most of it traces back to what happened before anyone poured the concrete.

Grading, drainage, compaction, where the water goes when it rains six inches overnight. Get it wrong and no amount of finish work saves you.

Good tile is mostly decisions made before anyone opens a bag of thinset, where the layout starts, which cut gets buried in the corner, what lines up with what. Those choices take an afternoon and they're the whole difference.

Get them right and nobody ever compliments your tile. They just feel like the room was always meant to look that way. That's the goal.

That's a big thing to say about ourselves, so here's what's behind it.

Thirty years building in Walker and Montgomery counties. Same family, same phone number the whole time.

Waterfront is its own animal. Setbacks, drainage, how the slab sits relative to the shoreline, what the soil does after a decade of being wet. We've seen what this ground does because we've been standing on it a long time.

And you'll have scope, schedule and cost in writing before anyone breaks ground. If something changes, you hear it from us not from the invoice.

The acreage may be right but the floor plan was designed for someone else. The kitchen feels crowded. The rooms don’t fit the way your family lives.

The room you're looking at used to be an attached carport. Now it looks like it was always part of the house.

There were two carports actually, already under roof. Solid structure, dry, solid slab, doing almost nothing. So we walled them in. About 600 square feet of finished living space, with no extended roofline and no new foundation. The expensive parts were already standing. The cheapest square footage you'll ever add is the kind that's already under roof, and now you know the pros that can make it look right.

Looking for that WOW factor? This ain't no metal cover bolted to the fascia board. This is real timber framing. You can tell the difference from the driveway, and you'll still be able to tell in twenty years.

Covered outdoor space is also the cheapest usable room you can add to a house. No insulation, no HVAC, no drywall, no flooring to speak of. A roof, a deck and some shade and suddenly you're using a part of your property you'd spent years walking past.

Nine times out of ten people say finishes, and nine times out of ten it's the layout. Cabinets can't fix a room people can't move through.
