This was an interesting little project. The couple is getting older and wanted their laundry upstairs. Since their roof line wouldn’t allow for a laundry room addition we came up with a main floor laundry closet.

The customer finished the Sheetrock and did the painting himself and saved himself some money. I just finished up the trellis and screening in the one side of the porch today. So he has a little more painting to do.

They are both extremely happy! The French doors I built block the sound and still let them watch TV without cranking the volume up. That and no more trips to the basement to do laundry!

We converted what started out as a normal 2 car attached garage into this amazing home salon with a bathroom and storage closet! The other side of the garage will remain a garage but got all new Sheetrock and is fully insulated.

I’ve got a few punchlist items to finish up. Still waiting on the garage door and tinted side light glass to come in.

Well this one is basically wrapped up for us. Just a little Sheetrock to finish on the ceiling of the kitchen that we had to pull down last minute due to previous water damage. Hopefully we will get back and get to finish all the trim and flooring for them later on.

We added a beam between the living room and the dining room. We were able to hide the Jack studs in the wall on the one side. Then we added a beam between the kitchen and dining room opening it up and making the kitchen feel a lot bigger.

We stripped the lathe and plaster in the dining room, got rid of the double doors, and sheet rocked it. Then we textured it all and got it all primed today.

We moved and made the opening to the kitchen a bit bigger. Added a bar area and moved the stove over. We saved the tile backsplash and cut in some new receptacles. The kitchen is still small but feels bigger!

The whole house feels so much bigger!

What a huge difference a couple beams can make in a small house. First picture is from the front door. The second is from by the kitchen sink looking to the front door.

We also got rid of the lathe and plaster in the middle room, hung Sheetrock and textured the entire big new room.

We aren’t done yet but will be soon! Then we will be onto the next one. Give me a call if you’d like a more open concept at your house and we will make it happen.

This was an interesting one! The Kansas wind and storms had beat this old barn roof up over the last 60 years. The barn is still in great shape so we were able to replace the roof with new 26 gauge steel sheets from Schmucker lumber.

Luckily the couple we were doing this for have been very understanding. It has been very windy the last couple weeks so we had to pick our days carefully. 6 days of work over 3 weeks.

Safety is always a big priority for us. Safety harnesses, anchor points and lanyards were a must!

This been has been a hassle! The engineer called out some expensive materials with long lead times, and some that flat out aren’t available. After lots of texts, calls and emails he finally gave us some other options.

So today I cut and welded tabs to the beams to attach it to the floor joists above it. And tabs to the bottom to attach it to the posts on each end. It took some work but we were even able to get it into place today. Should have the post in and secured tomorrow and the old wall out. It’s going to make a huge difference in this space.
