Last post in this series on HVAC maintenance — yesterday I talked about what those cheap tune-up specials actually look like vs. what a real maintenance should include. Today I want to share how we handle it.

We charge $149 for a one-time maintenance. Our tech is there for 45-60 minutes doing actual work — checking refrigerant, testing electrical, measuring airflow, cleaning, documenting.

No salespeople show up after, nobody tries to sell you a new system. Just straight answers about how your equipment is running.

For homeowners who want to stay on top of things year-round, we have a maintenance plan at $19.95 a month. That includes two visits a year (spring and fall), 15% off any repairs that come up, priority scheduling when things go wrong, and waived diagnostic fees.

What a $49 Tune-Up Really Looks Like vs. What Maintenance Should Look Like

$49 Tune-Up:

* Tech in and out in 15-20 minutes
* Quick visual inspection
* More time selling than servicing
* "Found some issues we need to talk about"
* Goal: get a salesperson in the door

Proper Maintenance:

* 45-60 minutes on site minimum
* Check refrigerant levels and pressures
* Test electrical components
* Measure airflow and temperature splits
* Inspect and clean as needed
* Document everything
* Honest conversation about what they found

Here's what we see a lot: homeowner books a cheap tune-up. Tech shows up, spends 15-20 minutes on the system, then spends 30 minutes talking about everything that's 'wrong' and what you 'need.' If the tech spent more time selling than servicing, they didn't do a proper maintenance. And even if you say no to everything they're pushing — you still paid $49-$89 for a maintenance that wasn't really done. That's money down the drain either way. A proper maintenance takes time. Checking refrigerant pressures, testing electrical components, measuring airflow, inspecting the heat exchanger — that's not a 15-minute job. We charge $149 because we're actually there to do the work, document it, and have an honest conversation with you. No commission, no upsell.

We're about to hit the 70s this week, which means AC tune-up season is here — and so are the $49 and $89 maintenance specials. Before you book one, think about this for a second: does it make financial sense for any company to send a trained technician to your house, have them spend an hour doing proper maintenance, and charge you $49? They're paying that tech's wages, the truck, fuel, insurance, and overhead. At $49, they're losing money on the visit. So how do they make money? That's worth thinking about. More on this tomorrow.

One thing we tell every homeowner: if you get a repair quote over $500, don't feel pressured to say yes on the spot. Ask to see the failed part, ask what it would cost to repair vs. replace, and ask if you can get a second opinion before committing.

Any company that pushes back on those questions isn't putting your interests first. We run into this a lot — homeowners who were told they need a full system replacement when a $300–$500 repair would have solved the problem.
