Is your water heater nearing the end of it’s life expectancy? Is it already leaking? Is a repair needed and you are trying to decide if the repair is money well spent or if it’s time to replace?

These are all questions we can give you the right answers to with our decades of experience dealing with water heaters. A licensed plumber may be a little more expensive than a handyman when it comes to water heater repairs or replacements, but if you choose a quality plumbing contractor it is money well spent. A good plumbing contractor will be installing top quality water heaters from a plumbing supply house, not the cheaper, but inferior, versions sold at big box stores. A good plumbing contractor can properly explain the pros and cons of repairs vs. replacements based on the customer’s specific set of circumstances. A good plumbing contractor will install or repair your water heater to code so that your water heater lasts as long as it should and when it’s time to sell your home you aren’t spending money to fix issues from the improper installation of the water heater that should have been put in right the first time. We see this all of the time. It is one of the most common issues that we are asked to address on home inspection responses.

If your water meter is located inside of your home, as opposed to in an exterior meter pit, having a professionally installed yoke with proper shut-offs before and after the meter can make a big difference in the event a plumbing emergency pops up. The water company requires a “stop and waste” gate style valve before the meter. Over time we’ve found that those type of valves are prone to not shutting completely off, and those packing nuts are notorious for leaking. The packing nut on the gate valve before this repair was leaking like crazy.
That being said we always install 1/4 turn ball valves after the meter. They hold up better over time and are super easy to use in the event of an emergency.
It’s probably also worth noting that before we added proper supports as part of this repair, this meter was just swaying in the wind. It’s now safely secured, rock solid, and leak free!!!!

Having to have your sewer replaced is an incredibly unwelcome surprise for most homeowners. These are the types of jobs where I can’t stress enough the importance of hiring a licensed plumber to do the work. Far too often, I see “new” sewers needing major repairs resulting from things like low quality materials, poor craftsmanship, and inadequate bedding of the piping. If you find yourself in the less than ideal position of needing a sewer repair, we are happy to take a look at what we can do to help!
