A small siding mistake caused nearly 25 years of hidden structural damage!

The upper siding J-channel had been butted directly against the lower J-channel, allowing water to continuously weep behind the siding. Over time, it caused:

• The entire rim board on this side of the home to rot
• Both main floor beams to rot off
• Subfloor damage extending 4 to 12 inches into the home
• Rotted exterior sheathing and mold growth
• The entire side of the home to sag more than 2 inches

We installed temporary supports, carefully lifted the home back into position, replaced the damaged structural framing, subfloor and sheathing, corrected the water issue, and reused the existing siding to keep everything matching.

DMC Construction installed new LVP flooring throughout the home once our repairs were finished.

This is a good example of how one incorrect exterior detail can cause major damage without being visible for decades.

If your home in Salem or the surrounding area has this same siding design, call or message Kuhlman Construction for a free inspection. We’ll check the transition and make sure you don’t have the same hidden problem.

Need more usable space without building a completely separate structure?

We added this 14’ × 40’ addition to an existing barn. It includes a 16’ × 14’ covered porch and a 24’ × 14’ insulated workout room with carpet, recessed lighting, outlets, and a mini-split for year-round comfort.

Additions like this can be designed for a home gym, office, workshop, hobby room, hunting room, or extra storage.

Thank you, George, for trusting us with your project!

Another bathroom remodel finished up!

We removed the old one piece fiberglass shower and completely rebuilt the space with a Swanstone Ice shower system featuring smooth walls, a large recessed shelf, Delta fixtures, a custom frameless glass enclosure with matte black hardware, a fresh white ceiling, and new flooring.

We also take the extra steps to protect your home throughout the project with floor protection, dust control, and a complete cleanup when the job is finished.

Swanstone is one of our favorite products because it has the look of stone without grout joints to clean or maintain.

This one turned out great, and the before and after photos show the difference.

Kitchen Remodel Complete

This older home received a complete kitchen transformation while preserving its original character.

During demolition, we uncovered several challenges. At some point in the past, a load-bearing wall had been removed without properly reinforcing the ceiling structure. We installed the necessary structural support to safely carry the load and stabilize the ceiling. The original 1-inch thick plaster ceiling was also beyond repair, so instead of removing it entirely, we properly secured it and overlaid it with new drywall to create a solid, long-lasting finish.

One of the best surprises came when we discovered original hardwood floors hidden beneath two layers of old flooring. Rather than covering them back up, we carefully uncovered them and had them professionally refinished by Smith Artisan Floors, bringing them back to life.

This remodel also included:
• Completely redesigned kitchen layout for improved function and storage
• New white cabinetry
• New countertops
• Stainless steel sink and garbage disposal
• New microwave and range
• Added multiple new countertop electrical outlets for improved convenience
• Recessed LED lighting
• Fresh drywall, paint, and trim throughout

Older homes often hide incredible craftsmanship beneath decades of renovations. This project is a great example of blending modern functionality with the character that makes these homes unique.

A huge thank you to Nancy for trusting Kuhlman Construction LLC with your home. We truly appreciate the opportunity and are grateful you chose us to bring your vision to life.

Major deck restoration.

This project had several structural and safety concerns that needed attention:

• Rotted floor joists
• Doors rubbing the decking
• Leaning and deteriorated stair structure
• Deck boards separating
• Railing attachment bolts rusted away
• Joist hangers missing required fasteners
• Warped and failing fascia boards
• Loose trim components
• Deck movement affecting door operation

To keep costs down for the homeowner, we were able to save and reuse the existing composite decking, which was still in great condition. The damaged framing underneath was replaced or repaired and reinforced, new hardware was installed where needed, the stairs were rebuilt, and the warped fascia boards were replaced with maintenance-free metal fascia for a clean, long-lasting finish.

Many deck problems are hidden beneath the surface and aren’t visible until the structure is inspected from below.

If your deck has loose railings, sagging areas, soft spots, leaning stairs, or signs of structural movement, it’s worth having it checked before a small issue becomes a major repair.

Just the start on this project!

Added top board and flashing detail to prepare for gutter installation and properly finish the upper transition

Still more to come on this project including additional metal work and interior construction.

Large projects like this take planning to properly tie new work into existing structures while keeping everything sealed up and ready for the next phase.

A lot of people don’t realize older plaster ceilings with embedded heat systems can become a major safety issue over time.

This living room ceiling had completely separated from the ceiling joists. The plaster and drywall were sagging across nearly the entire room, with very little actually holding it in place anymore.

Our scope on this project included:

• Careful demolition and removal of the failing ceiling system
• Dust containment and ventilation setup to keep the home clean and safe during removal
• Repairing damaged insulation from previous leaks and rodent activity
• Installation of a new radiant ceiling heat system designed specifically for the room size and layout
• New drywall installation throughout the ceiling
• New ceiling fan installation
• Full drywall finishing and complete room paint by Bill Bousman Painting & Drywall

Older homes can hide major structural and electrical issues behind finished surfaces. In this case, catching it before the ceiling fully collapsed likely prevented much larger damage.

If you have sagging ceilings, cracking plaster, old radiant ceiling heat, or signs of hidden moisture damage, it’s worth having it inspected before it turns into an emergency.

Upgraded this home from an older white patio door to a larger black patio door for a more modern appearance and improved natural light.

This project required more than just changing the door itself.

We had to:
• Temporarily support the ceiling structure
• Remove and replace the existing header
• Frame the larger opening
• Install the new patio door system

The black door completely changed the look of the exterior space and gave the area a much cleaner updated appearance.

Customer chose to reinstall the siding and complete the interior drywall repairs themselves after the structural and door installation work was completed.
