Balcony Restored ☑️

Due to age and less than sufficient building techniques, the left and right second story balcony wings had seen better days. They had caused water intrusion and began to sag and rot.
RHR was contacted by these great folks to help.
I personally love working on these turn of the century homes, it’s not something we get to do often.
We brought the balcony back to its original size, added bracing, brackets, decked it with Advantech, and wrapped it in 100% moisture resistant Azek board.
Perforated soffit was added to promote air flow under the balcony where it hadn’t been in years.
Handrails were reinstalled and the drip edge/shingles that had been damaged from the sagging balcony was replaced.
Rotted columns were repaired with Azek and plywood.
Very happy with how this one came out.

Custom Hardwood Stairs
In this home we removed the previously existing carpet from the stairs and installed hardwood treads and risers.
Staining the treads to match the post and trim, floor, and railing was a bit of a game but we hit the bullseye and it came out perfect.

Check out this project!
We had the pleasure of working with another great family in the Town Pointe Community. After experiencing a water leak they called and answered.
All materials inside the home impacted by the leak were removed. Everything existing was treated with an anti fungal spray. The insulation was replaced, drywall hung and finished, walls painted, trim installed, and lastly, new carpet was put down.

From us at Rose Home Restorations, Happy Father’s Day!
Pictured is a curbless shower we recently completed.
The shower walls are tiled with a hand crafted ceramic and the floors throughout the bathroom are a glossy white penny round.
The niche offers a great accent to the back wall with hexagonal porcelain mosaics.
As always, all edges are trimmed with Schluter Edge Trim, guaranteed to never rust.

Builder Grade ➡️ Upgraded
I’ll start by saying I’m very slow to post and way far behind on sharing many of the projects we’ve completed. 😅😅😅
However, this post is a caveat off the last one I made.
The homeowners wanted to turn the garage into a temperature controlled office space so we installed a man door to provide access to the garage. We then framed behind the garage door, added insulation, and installed and finished the sheetrock.
A small concrete pad was installed in front of the door to help keep dirt and mud outside.
We also used blown-in insulation in all wall cavities that weren’t insulated by the builder.
To better suit their needs, the homeowners had electrical outlets and a mini split installed in the room to make the space more comfortable and useful.
The homeowners chose to paint the doors and walls themselves.

New Home 🟰 New Fence
RHR built these new home owners a beautiful Shadowbox style fence in the Onslow Bay neighborhood of Jacksonville.
A 4’ walk gate was built in the front and an 8’ double gate, leading to the easement, in the rear.
—Per industry standard, all materials used to construct our fences are Severe Weather Rated and Pressure Treated. On top of that, all fasteners used are always exterior grade.
Where we differ, and set ourselves apart, is how we set our posts and run our stringers.
Using our techniques, we eliminate the possibility of a panel ever blowing over.

RHR had the pleasure of extending these great customers concrete patio to accommodate their grill and new smokeless fire pit.
We pulled our forms the next day and, as always, topped everything off with some light landscaping. RHR backfilled and graded to the customers liking, seeded, and protected the seed with straw.

🌲Cabin in the Woods🌲
RHR made the trek to TN to knock out this gorgeous distressed wood plank Porcelain tile shower in a brand new log cabin we’re assisting the homeowners with building.
The shower floor and niche are tiled with Marble stone mosaics. Peep the heart shaped stone in the niche!
Porcelain plank tiles cover the bathroom floor itself.
We also installed COREtec’s “Pro Series” commercial grade flooring throughout both levels of the home to provide the homeowners with a durable floor that will last for many, many years to come!
RHR sanded, stained, and sealed the ceilings and many walls throughout the home.
RHR also built steps at the front of the home and completed many other tasks, moving the homeowners closer to obtaining their Certificate of Occupancy.

RHR is starting 2023 off strong with the completion of this beautiful backyard project!
We poured the semicircular pad before the holidays and wrapped up the screened in patio today.
All framing was wrapped in PVC board, which was pricey, but this structure will stand the test of time with minimal maintenance.
Very proud to have had the pleasure of serving this young family.
