I had a builder send me a set of plans and ask me for my lowest price.
I said no.

He paused, and then I said:

"I could provide that, but then I'd be giving you a Weatherization system that doesn't protect you against mold and moisture intrusion. It wouldn't protect you against construction defect lawsuits. A system that cuts corners. And in a 3-5 years, when the predatory attorneys come knocking, you'll have little to no defense. I don't want that job."

He hired me on the spot.

He paid much more than the lowest bid, the result:
Zero issues 8 years later. No attorneys, no defect lawsuits, no angry homeowner. No low bidder that went out of business, or left their trash on the jobs, or didn't bring potential issues from other trades to your attention, because, ya know, it's not their job.

So consider this:
The contractor who protects you from your own bad decision is worth more than the one who gives you what you asked for.

Most people walk into a hiring conversation thinking you know what we want.
Lower price. Faster timeline. Fewer questions. Start Monday.

The best contractors push back on all of it — not to be difficult, but because they've seen where those bad decisions lead. They've demo'd the shortcuts taken by whoever was cheapest before them. They've seen the damage from lack of attention to detail.

They know what "start Monday" costs in a couple years.

The contractors who tell you what you want to hear are auditioning.
The ones who tell you what you need to hear are professionals.

Ok builders listen up. You need someone who pays attention to ALL the details when it comes to the Zip System. This is a screenshot grabbed from a video where the builder thought they were doing everything right. Three problems in one small area. 1. If you don't wipe the Zip Tape with acetone and scuff it 1st where the Liquid Zip touches it, it won't stick and will peel off. 2. There's a fish mouth at the left side of the vertical seams that should be sealed with more tape. It looks like maybe an underdriven nail sticking out. 3. The wrinkle on that same seam is unacceptable. It's too large. It's a good try, but more attention to detail is needed. If you need a company that knows all the details and looks out for you, you need us. If you need the cheapest price and don't care about construction defect lawsuits later, by all means use the other guys.

A little advice for those of you building a new home.

You can learn more about a builder in 5 minutes on a jobsite than in an hour at the model home. Most buyers never think to visit one. That's a mistake. Because jobsites don't show you the finished product. They show you how the builder actually operates. And that's exactly what you need to know before you sign a contract.

𝗛𝗲𝗿𝗲'𝘀 𝘄𝗵𝗮𝘁 𝘁𝗼 𝗹𝗼𝗼𝗸 𝗳𝗼𝗿 𝘄𝗵𝗲𝗻 𝘆𝗼𝘂 𝘄𝗮𝗹𝗸 𝗼𝗻𝗲:
🔲 Are materials stored neatly — or scattered across the site?
🔲 Is debris contained — or spread through every room?
🔲 Are trades working in sequence — or constantly in each other's way?
🔲 Is there a leader visible on site — or does it feel like no one's in charge?

You don't need construction experience to read these signals. You just need to pay attention.

Attention new home buyers. Here's a dirty little construction secret. A lot of builders who use Zip System don't roll the tape. They hire the cheapest subcontractors who only care about doing it fast. The Zip Tape contains a pressure sensitive acrylic adhesive, and must be rolled with the correct amount of pressure to release that adhesive, otherwise it will eventually fail. It literally says "Roll the Tape" on the tape, yet they ignore this highly critical step. Don't be afraid to ask them "do you roll the tape?" Alliance Weatherizations rolls every square inch for our builders, and I suggest you watch your project carefully at this important stage because many don't, and will pay the price later. Many already are.
