Together with our partner, JLL, we completed this 200,000-square-foot make-ready project for the landlord. Through demolition and reconfiguration, the space was transformed from one large space into two individual suites. Here's what we did:

- Prepared the space for a new tenant by demolishing an existing storage area and constructing a new two-hour fire-rated wall.
- Converted an existing one-hour-rated wall into a two-hour-rated wall.
- Upgraded the warehouse lighting to accommodate the new storage rack layout and converted it to LED.
- Redesigned the sprinkler system to accommodate the new tenant's rack layout.
- Separated the gas lines for the heaters.
- Painted the entire warehouse and interior offices.
- Replaced the flooring.
- Installed bollards in front of the garage doors, as well as dock shelters and guardrails.

The space is now ready for its next tenant, Priority Tire, supporting a smooth transition into occupancy!
