Your AC usually tells you it's struggling before it quits. Most people miss it because the signs are small. A little warmer than usual. Running longer than it used to. A weird smell when it kicks on. None of it feels like an emergency, until it is.

Here's what we look for on a service call:
Air coming out cooler than the setting, but not cold
Cycles that run longer than 20 minutes without a break
A burning or musty smell on startup
Higher electric bill with no change in usage
Water pooling near the indoor unit

Pros:

Cons:
Higher upfront cost than a standard tank

1. Read the reviews, not just the stars. Look for words like "showed up on time" and "explained things."
2. Ask about pricing before they start. You shouldn't have to guess what you're paying.
3. Make sure they're licensed and insured. It's the difference between a real company and a guy with a truck.

We get this question almost every storm season. Is a whole home generator actually worth it in the Midwest?

Here's the honest answer.
A whole home generator kicks on automatically when the power goes out. No flipping switches. No extension cords running through the house. Your furnace, fridge, sump pump, and outlets keep working.

Power doesn't usually go out for long in KC, but when it does, the timing is rarely convenient. Ice storms in January, thunderstorms in July, tornado warnings in May. Midwest weather keeps you guessing.

You don't have to power the whole house, either. Most KC homeowners go with a partial setup that covers the essentials: furnace, sump pump, fridge, and a few outlets. Plenty for most situations.

It's a good fit for homes with a sump pump that runs often, anyone working from home, households with medical equipment, or properties that lose power more than once or twice a year.

1. Are they licensed and insured in your state? KC sits across two state lines, and not every company is set up to work both sides.
2. Will they give you pricing upfront? You should know what the work could run before anyone gets started.
3. Do they handle the full scope, or just the easy stuff? Some companies do basic repairs but pass on water heaters, excavation, or anything bigger.
4. How long have they been around? Years in business says a lot about whether the work holds up over time.
5. What do their reviews actually say? Read the words, not just the stars.

Spring rain in Kansas City is unpredictable. The good news, most basement water issues come from things you can spot before they turn into a real problem.

Start with these:
1. Sump pump test. Pour a bucket of water into the pit. The pump should kick on and move the water out. If it doesn't, that's something to look at before the next storm.
2. Downspouts. They should be carrying water at least 4 to 6 feet away from your foundation. Extensions are cheap and they make a real difference.
3. Yard slope. Walk the perimeter of the house. If the ground tilts toward the foundation anywhere, water could be heading where it shouldn't.
