This is what eight hours of crawl space work looks like compressed into 30 seconds.

Three guys, two passes of cleanup, one v***r barrier roll-out, a rim joist re-seal, and the rebuild that the homeowner doesn't see but feels six months later in the floor temperature and the energy bill.

Pacific Northwest summer humidity and a cold AC duct meet inside your attic. Condensation forms on the duct wrap. Drops onto the insulation underneath. Over four to six weeks, that's enough to start a mold colony on the warm side of the insulation — the side you can't see without pulling it apart.

This is one of the reasons we always check the AC duct routing during a summer inspection, not just the attic insulation itself. The cause is two surfaces meeting. The fix is sealing one of them.

We do a crawl-space-only inspection every Wednesday and Friday in July. Here's what the first 20 seconds looks like from the homeowner's point of view.

The entry. The headlamp on. The first thing we look for — water staining on the joists, which tells us whether last winter left a mark. The v***r barrier seams. The condition of the existing insulation. The HVAC ducts where they pass through.

By the time we crawl back out, we know the priority order: clean, seal, insulate, or all three.

If your free attic inspection is twenty minutes and ends with a quote, you didn't get an inspection. You got a sales call.

We charge zero dollars for the diagnostic because we believe the diagnostic shouldn't be the upsell. A real inspection takes 30-45 minutes. It includes the rooms downstairs, the attic, the crawl, the duct routing, and a written report. If we don't find anything that needs fixing, we tell you that. Most companies can't afford to.

This is the first in a series — the things we wish more homeowners knew before signing a contract.

Puget Sound summers are short but the attic doesn't care. A poorly vented Eastside attic in July hits 140-160°F by 2 p.m. That superheats the insulation.

Heat then radiates down through the ceiling into the rooms below. Your AC runs longer to compensate. Your bill climbs.

The fix usually isn't the AC. It's three or four 12-inch baffles, a ridge vent that's actually open, and an air-sealed attic floor.

Find out what damaged it.

Nine out of ten times we get called for 'insulation replacement,' the insulation isn't actually the problem — it's the symptom. Something else damaged it. If we replace it without finding the cause, the new insulation goes the same way as the old one, on the same timeline.

The diagnostic takes 30 minutes. The fix saves the $4,000 from happening again in seven years.

This is one air duct from a Redmond house. Built 2003. Never cleaned.

Some of what's in there is what you'd expect — dust, pet dander, drywall particulate. Some of it is what you wouldn't — fiberglass fragments from degraded insulation around the duct, traces of rodent activity in the run between the attic and the supply.

Every time the AC kicked on this summer, that's what was being pushed into the bedrooms.

After ten years up there, almost nothing surprises us anymore.
