“A house needs to breathe” … please stop saying that because it’s NOT true! If your builder, GC, or HVAC guy repeats that nonsense to you, RUN!

Here is the facts.

Homes that are sealed up extremely well and have fresh air brought in through a filtered and controlled system are consistently found to have drastically better indoor air quality, more consistent indoor humidity, more even comfort levels throughout the home, and lower energy costs.

If these items are of no importance then you could build a home that’s intentionally leaky but you’ll still be bringing in outside air. It’ll just be happening through gaps and cracks in the walls, floors, & ceilings and will not be filtered.

But the most important thing that you have to understand here is that even Homes insulated with fiberglass cellulose and rockwool, have passed the threshold for needing an ERV. Foam houses are now becoming drastically healthier because builders and homeowners are more aware of the need for ERV’s in foam houses but mistakenly don’t think it’s needed with traditional insulations. This is not true and now it’s wreaking havoc on indoor air quality and moisture control in non-spray foam houses. If you are building a home in 2026 and using the building materials most often used today you are going to need an ERV no matter what. Yes, with spray foam, your ERV will need to bring in more fresh air because it will be sealed up much better, but this doesn’t add to your costs in any way. It only makes the home healthier.

There are stand alone Air Cyclers and ERV’s that are not integrated with the central HVAC Systems if that tickles your fancy

It’s not about people suffocating in their homes either! It’s not very plausible that we could ever get a house tight enough that a normal number of occupants would suffer total oxygen depletion. It has to do with contaminants in the air from people doing normal human activities like cooking cleaning with solvent and chemical chemicals, breathing, etc. In modern homes, these contaminants build up in the air leading to reduced indoor air quality which is why ERV’s exist.

The fact is, if your house is built to minimum code standards for 2015 IBC/IRC you likely have poor indoor air quality if you don’t have an ERV or the like in place
