The best time to build was last spring. The second best time is right now, before permitting and scheduling backs up for the season and every crew in Lane County is booked solid. Concrete needs to cure, framing takes weeks, and inspections don't move any faster because you're in a hurry. The next question is usually, "Where should it go?"

That's where it's worth slowing down.

What's under the ground matters just as much as what gets built above it.

Before the concrete is poured, there's a lot happening beneath the surface. Utility lines, plumbing, conduit, drainage, and proper grading all have to be planned and installed correctly. It's the kind of work that most people never see, but it plays a huge role in how a project performs for years to come.

Not every hole is just a hole. Most people see an excavator and think we're just moving dirt.

The truth is, a lot of what makes a project successful happens before anyone notices the finished product. Drainage, elevation, soil conditions, utilities, access for equipment, and where water will go after the first heavy rain all have to be considered before the next step ever begins.

Taking the extra time up front can save thousands of dollars later.

It's one of those parts of construction that doesn't get much attention, but it's often what makes the difference between a project that lasts and one that creates problems a few years down the road.
