Latest project..After Irma we had enough of Florida waterfront life ..So Angie and I have sold and relocated to the Tallahassee area of Gulf..country living but 30 miles or so to town. Absolutely quaint coastal communities in the gulf .Really charming .Bought a 2.5 acre prime forested lot . Well/septic are in and electric gate coming and enough land to do whatever we want .The idea of an RV homestead has long appealed to me. Storage/parking maintenance shop area of the unit has always been the problem..not now ..Got the lake home with shop and now this place coming soon. So here is the shell of new home. All 26 guage metal!!Red iron structure and interior. We are almost done..Bought a large metal commercial grade building..rated and is mostly hurricane proof(if there is such a thing).It will have a 1600-2000 sq ft home inside it as well as a place for our toys etc..Once we move in I'll order another Metal building for the new RV.It will hold a large 40' diesel pusher..This home is Industrial chic and has it's own aesthetic, maybe not beautiful but totally safe and functional! ,Fire proof,no termites,no flooding,hurricane resistant and NO MAINTENANCE. A safe,comfy .country home designed expressly for our lifestyle..Pull in with RV store it out of weather ..rest up in home and then off again..!!

NEWS:As of today 8/21/2017-
My Sunset Harbor At Moon Cove subdivision is now SOLD OUT..all original 32 acres and 12 each lakefront lots!! Got the commitment today for my final lakefront lot, #6 that abuts my personal home which also sold recently.
UTILA is getting hot again too.I have had 3 sales in last 12 months and as I review the sales of RE agents things are MOVING!..Someone should buy my Treasure Beach #5 home SOON as the market is going to explode there again..treasurebeachutilahome4sale.com

Started the NEW lake home on Lot #1..see attached commercial grade metal building(see attached drawings)..2000 sq ft with a 20' x 50' shed roof attached to one side..And decided to add another 12' x 40' gable end shed roof for the interior apartment for lake view. This building is 14 g...red iron..with 26 g roofing and 26g side walls too!!Great strength,fire rating and tornado resistance ..It will have a 1200 sq ft 1/1 with full kitchen inside it as a guest home with 800 sq ft of shop for my Kabota tractor,ATVS and HDs etc..What is amazing to me is this building can carry the 20 ft extended shed roof w/o posts for support !!! Iwill add them for looks of course.

Update: I am pleased to announce that the 15 acres I was breaking on at my lake project touched some lovely folks heart..AND they BOUGHT IT!!..Yeah right out from under me!! I must say they have great taste since they have now bought 3 properties from me and this will be their second mini RANCH property in two different states!
So now I'm changing gears and building on Lot #1 at the lake..my best lot (look on the video on page 6 of my website treasurebeachuitlahome4sale.com ..entire penninsula is now the new home site)..Still putting the guest house/shop in first but with the sale of the 15 acres now I must redesign a new home for the steep lakefront lot to maximize the incredible view.
Stay tuned for more..we actually are moving dirt tomorrow for the commercial grade shop (60wx50 l )foundation!!!

New 4th revision of plans..this should fly ..awaiting Corps of Engineers approval..As you can see the home takes up almost the entire lot..will post downstairs apartment when final ..awaiting engineering on interior elevator.After all was done last time a new sea level code was handed down..basically required me to RAISE lots elevation w a minmum of 4 ft of fill..Totally destroyed the buget..SO we raised home instead ..elevated ONLY of the interior downstairs apartment by 4 ft as required by codes.Puts FFE of upper floor home at about 13.5 ft..mol
