Total U.S. housing starts were up 5.2% in July to an annual rate of 1.428 million, 12.9% higher than in July 2024. Single-family home starts were up 2.8% to 939,000 annualized. Total building permits were down 2.8% with single-family permits flat.

Total housing starts were up 4.6% in June to an annual rate of 1.321 million, 0.5% higher than in June 2024. But single-family home starts fell 4.6% to an annual rate of 883,000, 10% below June 2024 and the lowest level since July 2024.

A while back we shifted to a weekly p&l so that we could more accurately account for our profit margin. This will come in handy as tariffs bounce around like a warped super ball. Lol

Recent developments on the lumber front indicate that increased logging from federal lands and higher tariffs are in the offing later this year.
