When a client calls and says they need a house brought up to VA loan standards in 2 days so they can close… you don’t hesitate—you get to work.
This one had a pretty serious punch list:
• Replaced 64 sq ft of roofing system
• Demo’d and rebuilding the front entry stairs
• Level the entire front porch (had up to a 4” variance in 5+ spots)
• Rebuild porch railings
• Reattach rear stairs that had separated over 5”
• Replace 11 floor registers
• Re-grout bathroom tile after multiple tiles broke loose
• Repair a 5” hole at the master bath entry (concrete & stone)
• Remove improper 2x6 flooring and replacing with LVP (156 sq ft)
And to make it even more interesting—this one was a solo mission. My crew was tied up on another project, so this entire push was handled start to finish on my own.
No problem.
Roof system is replaced, stairs are demo’d, and I’ll be wrapping everything up tomorrow to help get this deal closed.
This is the kind of situation where experience, speed, and knowing how to solve problems on the fly really matters. Proud of the push on this one.
