Pavilion in the Park wins Project of the Year!
The story of Pavilion in the Park is a strong example of resilience in commercial real estate.
Originally built in 1985, the Pavilion has long stood out in Little Rock for its distinctive design: an interior “street” anchored by a large glass-covered atrium and surrounded by multiple buildings. That design, while visually striking, made the damage from the March 31, 2023, EF3 tornado especially severe—particularly to the 16,000-square-foot glass atrium.
Instead of abandoning or demolishing the property, the ownership group, Flake & Company, committed to a full-scale restoration. The result was a $14M+ multi-year redevelopment that balanced major reconstruction with ongoing operations—no small feat for a multi-tenant property.
Continuous operations during construction meant buildings were re-roofed and reframed in phases, so tenants could remain open—an unusually complex logistical achievement. Full replacement of the damaged atrium glass and many windows, along with new HVAC systems and upgraded electrical and lighting, were all part of restoring this beautiful property. Renovated public spaces, restrooms, and tenant interiors were among the finishing touches that helped retain the Pavilion’s unique character.
The project team—including Polk Stanley Wilcox (architect), Metro Disaster Services, and East Harding Construction (construction manager)—delivered a renovation that didn’t just repair storm damage but stands as a clear example of how disaster recovery can make a great property even better and stronger.
The project was honored as “Project of the Year” at the eighth annual Commercial Real Estate Awards for its successful delivery under challenging conditions—keeping the center operational throughout construction while maintaining high standards of safety and quality.
