Serious issues were hiding behind the finishes at this Boulder condominium community. Several exterior stair landings were so deteriorated that the underlying steel decking had rusted nearly through, creating a real safety concern for residents.

Spyder stepped in with a coordinated plan that kept all units occupied while we rebuilt the assemblies from the inside out. Our team removed failing materials, repaired and reinforced the steel decking, installed a new waterproofing system, and poured new concrete topping slabs. The project wrapped with fresh stucco finishes and a walkway system built to perform long term.

Smart repairs begin with the right information.

When exterior issues appear such as cracking stucco, staining, or shifting materials, the full scope of the problem is rarely visible from the outside.

Destructive testing allows us to look beneath the surface and understand what is truly happening. At Spyder Construction, we work with structural engineers to perform focused, minimally invasive investigations that identify the true source and extent of building envelope concerns.

On a recent multifamily project, our team removed targeted areas of stucco and brick to trace moisture intrusion. This uncovered significant hidden damage, including wood rot that extended from upper floors to the foundation due to inadequate flashing and termination points.

The findings gave the engineer the clarity needed to design long term repairs and provided ownership with accurate information to plan the next phase of work. Once the investigation was complete, our team restored all areas to their original condition.

This home’s real horror was not ghosts or ghouls but mold and asbestos lurking behind the walls.

When a dishwasher leak unleashed a frightening mess, the Spyder Environmental team arrived in full protective gear, masks and suits that could pass for Halloween costumes, to safely contain and eliminate the hazards.

We implemented negative air pressure and air scrubbers, remediated the mold, abated the asbestos, and guided the homeowner through the insurance process, even helping secure full cabinet replacement after insurer pushback.

From contaminated to clean, another spooky story with a safe and happy ending.
