Homeowners often ask us which adds more value: a 3-season room or a true 4-season room?

Both are great investments, but they answer different questions.

A 3-season room is the lower-cost option. It opens up a screened or single-pane space for spring through fall, but it doesn't add heated, livable square footage to the home.

A 4-season room is built and insulated to the same standard as the rest of the house, with thermal-pane glass and integrated heating and cooling. In an appraisal, that's finished square footage. In daily life, it's a room your family uses in February the same way you use it in July.

If long-term home value is the priority, the 4-season room is usually the answer. If the goal is summer entertaining at a lower price point, the 3-season room makes a lot of sense.

This Memorial Day, we're taking a moment to honor the men and women who gave everything for the country we get to call home.

Wayne Craft has been a Livonia family business since 1943, which means our roots run through every generation that has served since World War II. We are grateful to all of them, and to the families who carry their memory.

However you spend the long weekend, whether on the patio with family, at a parade, or quietly remembering someone you loved, we hope it's a meaningful one.

Thinking about a sunroom or 4-season room this year? Before the first measurement is taken, there are a few things worth sorting out. Start with how you want to use the space. Morning coffee and a book? Family dinners on snowy nights? A quiet office away from the rest of the house? The answer shapes everything from window placement to insulation choice.

Next, take a look at where it will go. South-facing walls catch the most light. North-facing additions stay cooler in summer. Either works, but each one designs a little differently.

Then there's the practical side: HOA rules if you have them, a quick check on property lines, and a realistic budget that accounts for the room itself plus any electrical, heating, or flooring you want included.

A 3-season room is the warm-weather hangout. Open feel, screened or single-pane glass, perfect from May through October in Michigan. Once the temperature drops, you close it up for winter.

A 4-season room (a true sunroom) is built like the rest of your house. Insulated walls, thermal-pane glass, heating and cooling. Square footage you actually live in 365 days a year.

That's how Ryan started his Google review of us, and the rest of it meant a lot to the whole team.

Ryan and his family came to Wayne Craft after a tough experience with another company. They had been waiting three years to finally get the 4-season room they wanted. Adam, Shayne, Tracy and the install crew walked them through every step, answered every question, and finished the room the way it should have been done the first time.
