At the start of every project — whether it’s a 12 or 18-month build — we build a full master schedule in Buildertrend. Client has live access. Every phase mapped. Every trade sequenced.
But here’s where most builders stop.
In the final weeks of a project, we rebuild the schedule — day by day. Not by week. Not by phase. By the actual day.
What trade is on-site. What they’re executing. What gets signed off.
That level of breakdown does three things:

Most homeowners never see this side of construction.

During this project, the client decided to make a major design change and add onto the scope mid-build — which meant we had to pause the project for a couple of months while plans, approvals, scheduling, and logistics were updated.

And to be clear — we fully support clients making the right decision for their home. These projects are personal, and our job is to help bring the vision to life the right way, even when that means pivoting.

But here’s the reality behind the scenes:

When a construction project stops due to a client-driven decision, there are real operational costs involved:
• Reworking schedules
• Pulling trades off-site
• Remobilizing crews and equipment
• Project management overhead
• Material and timeline disruptions

That’s why moving forward, we’ve built remobilization fees and project pause language into our fixed-price contracts when delays are caused by client design changes or homeowner decisions.

If something is our fault, we own it. Always.

But if a project pause comes from a client-requested change, we have to account for the real costs of stopping and restarting a custom build responsibly.

Part of being a professional general contractor is protecting both the client experience and the integrity of the project through clear communication, transparency, and proper systems.

The finished product is only possible because of everything happening behind the scenes.

Running into this right now and wanted to get some real input.

We’re on a ~$1M build, pretty far along, and the client added two front additions.
Ended up being about a $90K change order.

That part’s straightforward.

What’s not… is the 3–4 month delay waiting on permits.

That’s where it gets complicated on a fixed price contract.

Curious how you guys are handling this:

When a client change pauses the job for months—
how are you structuring the cost of the delay?

Most builders have an opinion on this…

We’ve been using the ZIP System on our ground-up projects—and on remodels when it makes sense.

For us, it comes down to creating a tighter, more controlled envelope from the start.

But let’s be honest—
it does come at a higher cost than traditional sheathing + wrap.

So the real question is:

Is it actually worth it?

From our side, we’ve seen the benefits in performance and efficiency—but I know a lot of builders who still prefer sticking with what they’ve always used.

Every detail in this Hollywood Hills guest bathroom was executed with intention.

To achieve a fully wrapped stone environment, we installed 13 full marble slabs—each averaging nearly 10 feet in length—across both the walls and floors. This wasn’t just about material selection, it was about precision.

Each slab was carefully bookmatched and vein-aligned to create a continuous flow throughout the space. In a smaller footprint like a guest bathroom, this level of ex*****on is what elevates the entire experience—turning a functional space into something architectural.

This process requires more than installation. It demands planning at the slab selection stage, sequencing layouts before a single cut is made, and executing with zero margin for error in the field.

At Liebo Builders, we don’t simplify the vision—we build to it. Whether it requires 11 slabs or 30, our role is to deliver exactly what the client envisioned, with a level of craftsmanship that holds up from every angle.

But this is where high-level construction separates itself.

In this bathroom, the client didn’t want to see any exposed tile edges.
Sounds simple—until you realize it has to be solved before anything is installed.

We had to pre-plan every layer:
– substrate behind the tile
– thinset thickness
– tile dimension
– wall panel depth

All calculated in advance so the wall paneling and tile meet perfectly—no trims, no shortcuts, no compromises.

This is the difference between just installing materials…
and actually building with intention.

It’s not something you fix at the end.
It’s something you solve at the very beginning.
