THE REAL DEVELOPERS IN THE ROOM WERE WOMEN.

I just finished three days of developer training with people from all over the United States.

Something stood out to me.

There were plenty of people in the room who were thinking about becoming developers, learning about development, or trying to figure out how to get started.

But the people who were actually developing—managing multimillion-dollar projects—were women.

So I asked one of the emerging developers a simple question:

“Why do you think so many women are leading the way in development?”

Her answer made me think.

She said, “Because women are nurturers.”

She talked about how women often think about their families, their children, their communities, and what they’re going to leave behind.

And suddenly development looked a little different to me.

Maybe development isn’t just about buildings.

Maybe it’s about building something that outlives you.

These women came from all different walks of life. Most never planned on becoming developers. One opportunity led to another, they saw needs that had to be met, and somewhere along the journey—they became developers.

That’s one of the biggest lessons I took away from those three days:

You don’t have to start out as a developer. You can become one.

And sometimes it begins with simply getting in the room.

One of the biggest lessons I’ve learned in the Emerging Developer Cohort is this:

Sometimes the problem isn’t that money isn’t available. The problem is that we aren’t prepared for the money.

Before approaching a bank, we have to do our homework.

Know your numbers.
Get your financial documents in order.
Understand your project.
Build the right team.
Know how much money you need—and exactly what you need it for.
And be prepared to explain how the lender gets paid back.

I’m learning that Bank Ready and Pitch Ready are two different things.

Being Bank Ready means your financial house and documentation are in order.

Being Pitch Ready means you can sit across the table from bankers and clearly communicate your project, your numbers, your team, your financing request and your plan.

And here’s the encouraging part:

You don’t have to be ready today. You just have to be willing to start getting ready.

Some people may be six months away. Others may need a one-, two- or three-year plan. That’s okay.

Find out where you are. Identify what’s missing. Build your plan. Then consistently work the plan.

That’s one of the most valuable things this cohort is teaching me—and I’m putting it into practice myself.

Get clear. Get prepared. Then get in the room.

Yesterday, as I was walking into my Emerging Developer cohort, another student made a comment that stuck with me:

“Banks won’t finance people of color, but hard money lenders will.”

I understand why someone might feel that way. But I think there’s another part of this conversation that we need to have.

Since I started going through this process myself, I’ve also talked with other people who have successfully gone through it—Black and white.

And what I keep hearing is pretty consistent:

It’s a process.

The bank wants documentation. They want things cleared up. They want to understand your income, your debt, your property, your insurance, your taxes, your experience and whether the deal makes financial sense.

Sometimes you give them everything they ask for—and then they ask for something else.

That can be frustrating.

But the people I’ve talked with who made it through didn’t quit. They worked through the issues. They got the right professionals involved. They provided the documentation. They asked questions. And they had patience.

I’m experiencing that myself right now.

Hard money lenders certainly have their place. But before we conclude that a traditional bank won’t finance us, I think we have to ask ourselves a harder question:

Have I done everything necessary to become bank ready?

It takes time.

It takes effort.

It takes knowledge.

And sometimes it takes professionals who know things you don’t know yet.

But it’s worth it.

Because when you start getting your financial house in order, you’re doing more than preparing for one loan.

You’re putting yourself in a better position for the next deal, the next property and the next opportunity.

You feel differently about your finances.

You think differently about your future.

And you start thinking differently about what you’re building for your family.

I’m still going through the process, and I’m sharing what I’m learning along the way.

Development starts long before the first shovel hits the ground. Sometimes the first thing you have to develop is yourself.

THE MONEY GAP: THE PART OF REAL ESTATE DEVELOPMENT NOBODY EXPLAINED TO ME

For years, I understood real estate from the standpoint of buying property, renovating it, renting it and creating income-producing assets.

But as I started moving from investor to developer, I discovered something I had never heard anyone explain clearly:

The Money Gap.

Here’s what I mean.

Suppose you have a development project that costs $500,000 from beginning to end.

You go to the bank thinking:

“I have a good project. The numbers work. I need $500,000.”

Then the bank tells you they’re willing to finance $350,000.

Now you have a problem.

The project still costs $500,000.

The bank didn’t change that.

So where does the other $150,000 come from?

That $150,000 is your MONEY GAP.

And this is where I started understanding development differently.

A developer doesn’t just find a property and find a bank.

A developer learns how to assemble the money.

That might include:

* Your own cash or equity
* Equity already in the land
* Bank financing
* Grants
* Affordable-housing funds
* CDFI financing
* Private investors
* Subordinate loans
* Tax incentives or other development programs

When you put those different sources together, you’re creating what developers call the capital stack.

That was a lightbulb moment for me.

Because sometimes the question isn’t:

“Can I afford this project?”

The better question is:

“How do I structure this project so all the pieces of the money stack come together?”

I’m still learning.

I’m currently participating in development training, talking with lenders, meeting funding organizations and applying what I’m learning to real projects.

And the more I learn, the more I realize how much information is available that many small investors simply don’t know exists.

That’s why I’m sharing my journey.

I don’t want to pretend I have all the answers.

I’m learning the development game, applying what I learn, and sharing the lessons along the way.

Because there may be another investor out there looking at a project thinking:

“I don’t have enough money to do that.”

Maybe.

But before you walk away from the deal, you need to understand something I wish someone had explained to me years ago:

Find the gap.

Then learn what resources can fill it.

That’s when you begin thinking less like a flipper…

and more like a developer.

People often see the finished building, but they don’t see the planning that comes first.

Today I spent time refining the long-term development strategy for Ellis Strategic Holding, LLC.

Our vision isn’t simply to renovate buildings. It’s to create a sustainable model that:

✅ Revitalizes neighborhoods

✅ Provides quality affordable housing

✅ Creates long-term ownership opportunities

✅ Builds assets that can be held for generations

Our growth strategy is intentionally phased:

Phase 1: Acquire and rehabilitate small residential properties.

Phase 2: Stabilize the portfolio by holding quality rental properties and reinvesting cash flow.

Phase 3: Build a repeatable development model that can be used throughout Louisville.

We’re also participating in the LISC Emerging Developer Program, strengthening our knowledge of development finance, capital stacks, and ex*****on so every project is built on a solid foundation.

This journey isn’t about getting rich.

It’s about learning the process, building the right team, making wise decisions, and creating lasting value for our neighborhoods.
