In Florida, the weather doesn't always cooperate with your construction schedule.
Frequent rain, unpredictable afternoon storms, and sudden changes in weather can make roofing projects particularly challenging. Whether we're replacing an existing roof or constructing a new building, keeping the building envelope watertight is critical—especially when occupied spaces below must remain operational.
Successful roofing projects require much more than a qualified roofing contractor. They require a well-developed plan, thoughtful sequencing, and close coordination among the entire construction team.
At Eastman Construction Management, we emphasize several key considerations:
• Plan for the unexpected. Temporary roofing and waterproofing measures should be evaluated and implemented when necessary to protect exposed areas.
• Sequence the work strategically. Limit the amount of roof exposed at any given time and coordinate demolition, preparation, installation, and dry-in activities to minimize risk.
• Protect the interior. Water intrusion can damage finishes, equipment, and building systems, disrupt operations, and create costly delays.
• Understand the source of the problem. Effective leak investigation requires identifying the actual source of water intrusion, which isn't always where the leak becomes visible.
• Coordinate with the trades. Roofing, mechanical, electrical, and other trades must work together to ensure penetrations, flashing, transitions, and terminations are properly addressed.
Complex roofing projects demand experience, attention to detail, and the ability to anticipate problems before they occur.
At ECM, we bring decades of construction experience to challenging roofing and building envelope projects—from leak investigation and exposure to developing corrective solutions and overseeing their successful implementation.
