PROJECT UPDATE 🚨🏗️👷🏼

Penn Presbyterian Medical Center Proton Therapy Center, Philadelphia.

Two short months ago we were just getting out of the ground. Since then, our team has been gettin’ at it! We’re at the halfway point of the proton vault, with nine of seventeen vault pours formed, poured, and stripped.

Approximately 150 feet away on the other side of the site, our second crew is hard at work on the underground tunnel that will link to the existing building. Due to tight site access, the tunnel is sheeted on both sides. We are shotcreting the tunnel walls, that vary in height from 12 to 19 feet, directly against the sheeting. Shotcrete has eliminated almost all the wall formwork - eliminating the need for a crane, formwork material, and wall ties (which would have to pe*****te the waterproofing), and reducing the number of construction joints. All these factors, along with shortening the duration of the tunnel walls, have resulted in cost and schedule savings for the project!

Although it wasn’t signed into law until 1894 by President Grover Cleveland, the first organized Labor Day holiday occurred on September 5, 1882, according to the U.S. Department of Labor (https://www.dol.gov/general/laborday/history).

While we weren’t around just yet (Madison came along in 1969), it’s not hard to imagine that some of our ancestors may have participated in this proud and chaotic day.

In fact, following a parade in the morning, it was reported that “nearly 25,000 union members and their families… celebrated the very first…Labor Day” which included “a picnic, an abundance of ci**rs, and lager beer kegs... mounted in every conceivable place!" Sure seems like our ancestors were onto something!

So, for the 143rd straight year, and for the 56th year of Madison’s existence, we celebrate workers everywhere. Especially the Madison employees, both new and old, who embody the values of our mission statement:

No job too big (or small)! đź‘·đźš§

At Madison, we pride ourselves on large projects that can make a big impact on the Philadelphia skyline. However, it’s the small(er) projects we do that can make a huge impact on our everyday lives.

We work on many projects that are behind the scenes, such as helping our local utility providers upgrade their existing facilities. Maintaining uninterrupted electricity and water, just to name a few, is critical to run the homes we live in, to the hospitals that care for us, to the businesses and stores that we use every day.

Whether it’s upgrading our aging infrastructure or constructing projects that will power the businesses that will take us into the future, Madison can do it all!

In the Q2 issue of LF Driscoll’s “Driscoll Quality Tips” magazine, LFD’s Project Manager Julia Macchione and Director of Engineering Shaun Patchell, AIA highlight the process and benefits of utilizing shotcrete.

Shotcrete is used for vertical concrete elements that would otherwise be traditionally formed using wood or steel formwork.

The use of shotcrete in the Philadelphia region is still in its infancy. However, the article mentions Madison’s efforts to promote and gain acceptance, noting the cost and schedule efficiencies that can be gained for a construction project. We have provided mockup panels for coordination with waterproofing, as well as to exhibit the myriad surface finishes that can be produced on exposed concrete faces.

Throughout our history, we have been at the forefront of deploying new advances in concrete construction. Shotcrete is yet another service to provide our clients with the most schedule- and cost-conscious paths to construct the buildings so that end users can update, expand, and grow their facilities for the future.

Project Update đźš§

We’re well underway at the Penn Presbyterian Medical Center proton therapy vault. Formwork and rebar are going in for the first pour of the foundation mat slab. The 36” thick mat foundation will support the massive walls that range from 6ft to 9ft in thickness as well as the concrete roof that is up to 8ft thick in some areas. Mass concrete is needed to shield the surrounding areas from radiation generated during treatments.

The remainder of the project consists of the support building, which will connect to the existing hospital. Our work on that portion of the project will commence soon at the underground tunnel.

Madison is proud to be working with LF Driscoll and Penn Medicine to bring this critical, life-changing technology to the Philadelphia region!

Our this week only takes us back five years, to the construction of the Proton Therapy Treatment Vault at Virtua Health in Voorhees, NJ!

Just this week our crews have started on the latest proton therapy vault to be constructed in the Philadelphia region, at Penn Presbyterian Medical Center. As they did for the Virtua project, LF Driscoll once again tapped us for our knowledge, expertise, and attention to detail. In fact, we’ll let a member of the LFD team for that project speak for themselves (courtesy of stobuildinggroup.com):

Project Executive Mike Dolan notes: “With almost 60% of the MEP piping encapsulated in the concrete, BIM and virtual modeling of all the piping prior to the pour is critical.”

Teaming up with LFD’s project managers and MEP coordinator, Madison’s 3D model of each pour allowed the MEP contractors to plan and schedule their materials and workforce to attack each section of the vault structure. This was critical to ensure the precision required to construct a highly technical project such as this, while maintaining the construction schedule without delays.

Spanning through most of 2008 and 2009, the Ocean Casino Resort (formerly Revel Casino), Atlantic City, NJ this remains as the largest project that Madison has ever built! While you may think that working on the beach overlooking the Atlantic Ocean sounds like all fun and games, any member of our dedicated team would tell you otherwise.

Working with contractor Tishman Construction, the foundations of this enormous structure consisted of 42,000 cy of concrete and 5,700 tons of rebar. Perched on those foundations, the structure spanned 1.6 million square feet of filigree slabs over 38 levels, and utilized 73,000cy of concrete and 9,400 tons of rebar.

Fighting through sweltering heat, wind, fog, rain, snow (and a lot of sand!) the hardest working team in concrete construction took on this massive challenge with months of planning and scheduling, complex coordination, top-notch craftsmanship, and a lot of long days.

Over our 56 years of existence, Madison has been chosen as the best team member for many of the largest hospitality and entertainment venues in the southeastern Pennsylvania and southern New Jersey region, and we look forward to helping clients upgrade and expand their offerings in the ever-changing entertainment landscape!

We’re nearing completion of foundation work for the University of Penn’s new Student Performing Arts Center! The new center will house two theaters, rehearsal studios, and supporting spaces.

We’re happy to be working alongside our longtime friends T.N. Ward Company. The project poses many logistical challenges, including working above an active loading dock entrance and with limited space between 33rd Street and Woodland Walk.

Madison has been helping institutions of higher learning grow and evolve to meet the needs of its students for decades, and we’re proud to say that University of Penn has repeatedly chosen us to advance their pursuit of academic excellence!

The 62nd Annual New Jersey Concrete Awards Dinner, hosted by the New Jersey Chapter of ACI, were presented on the evening of May 8, 2025, at The Heldrich in New Brunswick.

Madison team members were on hand to receive our second award of the year, this time for our work at the Princeton University Art Museum. While the art that will be housed in this reimagined museum certainly takes center stage, we at Madison believe that this beautiful structure itself will also become world renowned for its timeless beauty.

Once again, huge congratulations to everyone from Madison that worked on this very complicated and extremely detailed project!

The Annual Excellence in Concrete Awards, hosted by the Eastern PA & Delaware Chapter of ACI, were presented on the evening of May 1, 2025.

Several Madison team members were on hand to receive the award for Low-Rise Building for our work at Calder Gardens in Philadelphia.
